The Leasing Consultant will be responsible for actively soliciting business to achieve occupancy and rental goals of the property, aiming for a 45% closure rate on new leases and renewals. This role involves marketing the property through advertising, responding to inquiries, and conducting property tours. The consultant will also be responsible for the accurate preparation and administration of all leasing activities, including paperwork, applications, and leases. Additionally, they will assist in market studies, inspect and recommend improvements to the physical product to meet sales goals, and ensure high resident satisfaction by responding professionally and promptly to resident needs and concerns. Maintaining the physical asset to provide a welcoming environment, planning community activities, and modeling excellent resident service standards are also key aspects of the role. The position requires adherence to cost controls, budget guidelines, and safety regulations, including the AWAIR program and emergency procedures. Effective self-management, clear communication, and promoting a positive work environment are essential. The role also requires adherence to company policies regarding attendance, grooming, dress code, meetings, and Fair Housing laws.
