The Leasing Consultant role is crucial for the successful leasing and strategic marketing of residential apartment units. The primary objectives are to achieve high occupancy rates and foster positive, long-term resident relations. This position demands superior sales acumen, exceptional customer service skills, and strong organizational capabilities, acting as the main point of contact for prospective and current residents.

Requirements

  • High school diploma or equivalent.
  • Minimum of one (1) year of demonstrable experience in sales, customer service, or property management leasing.
  • Exceptional written and verbal communication abilities.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Strong organizational and time management skills.

Nice To Haves

  • Prior experience utilizing property management software (e.g., Yardi, RealPage, AppFolio).
  • Demonstrated knowledge of Fair Housing laws and associated regulations.
  • Possession of a valid driver's license and reliable personal transportation.
  • Being bilingual is a plus.

Responsibilities

  • Conduct comprehensive property tours for prospective residents, highlighting community amenities, features, and benefits.
  • Respond promptly and professionally to prospective resident inquiries (phone, email, walk-ins) and execute follow-up protocols to secure lease agreements.
  • Process rental applications, including background checks, income verification, and preparing lease documentation.
  • Meet and exceed monthly and annual leasing goals for occupancy and renewal rates.
  • Maintain awareness of local market conditions, competitor pricing, and leasing trends for effective property positioning.
  • Manage resident inquiries, concerns, and maintenance requests, escalating complex issues to the Property Manager.
  • Coordinate move-in and move-out processes for a smooth resident transition.
  • Participate in planning and executing strategic resident events and retention programs.
  • Promote positive resident relations to maximize lease renewals and encourage referrals.
  • Maintain meticulous and up-to-date resident and property files (physical and electronic).
  • Ensure accurate and timely input of prospect and resident data into property management software.
  • Ensure compliance with federal, state, and local legislation, including Fair Housing regulations.
  • Prepare and process reports on occupancy status, prospective resident traffic, and lease renewal rates.
  • Support the execution of the community’s strategic marketing plan, including social media, online listings, and local outreach.
  • Regularly inspect vacant units and common areas to ensure high presentation standards.
  • Distribute marketing materials and promotional flyers.
  • Support the Preferred Employer Plan and Resident Referral programs.
