About The Position

As a Leasing Consultant at Album Mallard Creek, you will be instrumental during an exciting lease-up phase. Your role will involve establishing the community's market presence, driving occupancy, revenue, and resident retention. You will execute marketing, leasing, event, and renewal strategies by providing an exceptional living experience from the initial tour through long-term residency. As the primary point of contact for prospective residents, you will guide them through the leasing process with professionalism and enthusiasm, showcasing the lifestyle and vision of the community. Beyond leasing, you will contribute to building a vibrant community by supporting and executing engaging events, fostering meaningful relationships, and shaping a welcoming resident experience during this critical growth period.

Requirements

  • High school diploma or equivalent required.
  • 1-3 years minimum of relevant experience in sales, marketing, internet, and customer service sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to process sales conversions.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver’s license to drive a golf cart on property.
  • Proficiency in word processing, spreadsheet, property management applications, and database management programs.
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
  • Ability to adapt to specific markets and professionals to ensure your sales message is received appropriately.
  • Incumbents must be able to physically access all exterior and interior parts of the property and amenities.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (25) pounds independently and fifty (50) pounds with assistance and be able to stand for extended periods of time.
  • Routine, local travel may be required.
  • Incumbents must be able to work a flexible work schedule, which may include evenings, weekends and/or holidays.

Responsibilities

  • Perform all sales and leasing activities to achieve property revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, showing apartments, maintaining prospect relationships, processing applications, credit screening, and criminal background checks, preparing lease and move-in packages, and ensuring a smooth resident move-in and lease signing.
  • Collect all pertinent information from prospective residents at move-in and record it appropriately.
  • Stay informed about and collaborate with teams/leadership on current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results.
  • Develop and implement short- and long-term marketing plans and goals to sustain occupancy.
  • Follow property policies related to concessions, specials, and other programs to boost occupancy.
  • Design and execute marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, and following other property-specific marketing plans, drives, and special programs.
  • Utilize the on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
  • Ensure the property and show units meet Company standards for show quality by daily inspecting the tour path and show-ready units, communicating maintenance needs to the maintenance team, merchandising and ensuring a physically appealing show unit/model and amenities, and preparing the leasing office for daily leasing activities.
  • Follow up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mails, thank-you notes, cards, or making telephone calls to finalize leasing and/or renewal decisions.
  • Document all follow-up and classify leads during the sales process lifecycle.
  • Execute and perform activities in support of the property’s lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents in advance of move-out dates, and ensuring lease renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey resident or other requests to the appropriate individuals.
  • Demonstrate customer service skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
  • Interact with all residents and acknowledge them by name.
  • Attend community and networking events, align with local associations and community organizations, and participate in outreach marketing efforts to drive traffic and generate referral sources and new business leads.
  • Complete various financial, administrative, and other reports and analysis.
  • Perform other duties as assigned or necessary.
  • Assist the Lifestyle Coordinator by attending and assisting with event setup as required.
