About The Position

The Leasing Manager is responsible for all aspects of the leasing and marketing administration of the property with a strong emphasis on customer service to achieve maximum occupancy. The Leasing Manager will provide leadership, training, and support to the leasing staff to achieve high closing ratios and resident renewals. The Leasing Manager will lead the leasing team with exception leadership to ensure the property leasing consultants have the tools, training and resources needed to perform the positions.

Responsibilities

  • Gain extensive knowledge of the property, market conditions, competitors’ rental rates, concessions, occupancy, and general knowledge of the surrounding communities.
  • Work with the property Manager to prepare and forecast leasing goals with occupancy, renewals, and move-outs to ensure occupancy rates are maintained.
  • Oversee marketing materials including online advertising, and community events. Develop a marketing strategy, evaluate marketing techniques available and select those techniques that have maximum appeal to the target market at a reasonable cost.
  • Ensures accurate completion of marketing reports and analyzes the multi-family real estate market trends and conditions in the area.
  • Establish a rapport and marketing relationship with major corporations, local businesses, preferred employers, and any other related companies to be competitive with the market.
  • Establish daily and weekly leasing goals for leasing to reach maximum leasing goals.
  • Acquire extensive knowledge of our Rental Application, Rental Agreement (Lease), Rules and Regulations, Maintenance procedures with residents, and other Lease Documents as required by your state or local ordinance to discuss in detail with the new resident.
  • Ensuring all activity is recorded and proper steps are followed applicable for all lease transactions. This also includes managing all the software utilized by the company for proper leasing, rental rates, follow-ups, requested contacts, and pending interactions are addressed daily or as needed.
  • Walk available units, models, and the tour path daily to ensure a perfect product and report any liability problems noticed immediately.
  • Assist in managing property delinquency, including collection, and posting of income within 24 hours of collection, preparation and delivery of all delinquency, eviction, and three-day notices to vacate. Prepare security deposit refunds or charges within the expected budget requirements. Follow collection procedures for balances due.
  • Train new hires on all CLK policies and procedures.
  • Monitors and approves commission payments for leasing staff for submission to Property Manager for payroll.
