About The Position

As a Leasing Consultant at Album Dorchester, you will be instrumental in the exciting lease-up phase, focusing on establishing the community's market presence and driving occupancy, revenue, and resident retention. Your role involves executing marketing, leasing, event, and renewal strategies to deliver an exceptional living experience from the initial tour through long-term residency. You will be the primary point of contact for prospective residents, guiding them through the leasing process with professionalism and enthusiasm, showcasing the lifestyle and vision of The Penny. Additionally, you will contribute to building a vibrant community by supporting engaging events, fostering relationships, and ensuring a welcoming resident experience during this critical growth period.

Requirements

  • High school diploma or equivalent required.
  • 1-3 years minimum of relevant experience in sales, marketing, internet, and customer service sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to process sales conversions.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver's license to drive a golf cart on property.
  • Proficiency in word processing, spreadsheet, property management applications, and database management programs.
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
  • Ability to adapt to specific markets and professionals to ensure your sales message is received appropriately.

Responsibilities

  • Perform all sales and leasing activities to achieve property revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, showing apartments, following up with prospects, processing applications, credit screening, criminal background checks, preparing lease and move-in packages, and ensuring a smooth resident move-in and lease signing.
  • Collect and record all pertinent information from prospective residents at move-in.
  • Stay informed about market and competitor conditions, collaborating with teams and leadership to develop and implement marketing plans and goals to sustain occupancy, and adhering to established policies for concessions and specials.
  • Design and execute marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs, utilizing internet marketing tools, and following property-specific marketing plans.
  • Utilize on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture demographic information, and analyze data.
  • Ensure the property and show units meet company standards by daily inspecting tour paths and show-ready units, communicating maintenance needs, merchandising show units and amenities, and preparing the leasing office.
  • Follow up with prospects and new residents within 24 hours via email, thank-you notes, cards, or phone calls to finalize decisions and/or renewals, documenting all follow-up and leads.
  • Execute the property's lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents, and ensuring timely signing and implementation of renewal documents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individuals.
  • Demonstrate customer service skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to maintenance service complaints. Acknowledge all residents by name.
  • Attend community and networking events, align with local associations and community organizations, and participate in outreach marketing efforts to drive traffic and generate referral sources and new business leads.
  • Complete various financial, administrative, and other reports and analysis, and perform other duties as assigned.
  • Assist the Lifestyle Coordinator with event setup as required.
