Leasing Associate
About The Position
Leasing Associate for Capital Flats and Magnolia Square, and Trails Corner communities in Raleigh, North Carolina. This is a full-time, on-site position. The role involves managing the leasing process from initial inquiry to move-in, including tours, applications, lease preparation, and follow-up. The Leasing Associate will represent two New Urban Residential communities: Capital Flats and Magnolia Square, an 85-unit boutique community of one-bedroom apartments downtown, and Trails Corner, a 57-unit community of two and three-bedroom apartments on McMakin Street. This is an individual contributor role with no direct reports and reports to the Community Manager.
Requirements
- At least one year in leasing, sales, hospitality, retail, or another customer facing role
- High school diploma or equivalent
- Clear, professional written and verbal communication
- Comfort with email, word processing, and property management or customer relationship management software
- Basic math to calculate prorated rent, concessions, and deposits
- Availability to work weekends
- A valid driver license, a satisfactory driving record, and reliable transportation for market surveys and outreach
- Ability to pass a background check

- Yardi experience
- National Apartment Leasing Professional or Certified Apartment Leasing Professional designation
- Conversational Spanish
Responsibilities
- Respond to phone, email, and online leasing inquiries promptly, and follow up with every prospect on the community follow up schedule
- Tour prospects through available apartment homes and amenities, and explain the lease and all addenda clearly
- Meet the leasing, closing, and traffic conversion goals set by the Community Manager
- Take applications, collect fees and deposits (we do not accept cash), and submit every application for screening
- Prepare leases, addenda, and move in packets, and confirm each apartment is inspected and released before keys are issued
- Keep prospect, application, and lease data current in Yardi
- Shop competing communities and stay current on their rents, concessions, and availability
- Support renewals, resident events, online reviews, and outreach to local employers and businesses
- Enter maintenance requests and keep the leasing office, model, and tour path in show condition
