About The Position

Cornerstone Residential is a property management company focused on providing exceptional service and maximizing revenue. The Leasing Agent will welcome prospective residents, assist with property tours, provide accurate apartment information, process rental applications, secure lease agreements, and assist with lease renewals. This role requires adherence to Fair Housing Laws and Company policy, supporting the objective of meeting client expectations within the financial operating budget and management agreement.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within a Residential LIHTC Property.
  • Minimum 1 year of customer service experience.
  • High School diploma or equivalency certificate required.
  • Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements.
  • Proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).
  • Must be able to pass a background and drug screening.

Nice To Haves

  • Experience in hospitality, retail, sales, or customer service will also be considered.

Responsibilities

  • Welcome prospective residents and assist with property tours.
  • Provide accurate information about apartment homes.
  • Properly process rental applications.
  • Secure lease agreements from qualified persons.
  • Assist with lease renewals.
  • Carry out the philosophies and wishes of the Owner in daily operations.
  • Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques.
  • Assist with the completion of monthly Market Surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community.
  • Exhibit closing ratios for phone and walk-in traffic per Cornerstone policy.
  • Assist with ensuring all online marketing sources are updated daily.
  • Promote positive resident/management relations to retain desirable residents.
  • Place customer need requests and follow up as a top priority.
  • Assist with resident retention programs.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.
  • Maintain appropriate resident files, including forms, leases, and documents, in accordance with Cornerstone Standard Operating Procedures.
  • Ensure the daily integrity and confidentiality of resident files.
  • Maintain, update, and organize documents and reporting systems.
  • Assist in periodic reporting requirements as requested.
  • Ensure compliance of risk management items such as reporting injuries, illnesses, and property damage following proper standard operating procedures.
  • Assist residents with reporting maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Monitor the physical asset and identify concerns with the immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Perform other duties as assigned.
