About The Position

This Leasing Agent position involves welcoming prospective residents, assisting with property tours, providing accurate apartment information, processing rental applications, securing lease agreements, and assisting with lease renewals. All duties must be performed in accordance with Fair Housing Laws and Company policy, supporting the objective of meeting client expectations within the financial operating budget and management agreement. This is a Full-Time, Hourly/Non-Exempt position.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • Minimum 1 year of customer service and sales experience.
  • High School diploma or equivalency certificate required.
  • Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).
  • Must be able to pass a background and drug screening.
  • Must have LIHTC experience.

Nice To Haves

  • Experience in hospitality, retail, sales, or customer service will also be considered.

Responsibilities

  • Welcome prospective residents and assist with property tours.
  • Provide accurate information about apartment homes.
  • Properly process rental applications.
  • Secure lease agreements from qualified persons.
  • Assist with lease renewals.
  • Conduct all job duties in accordance with Fair Housing Laws and Company policy.
  • Support the overall objective of meeting client expectations.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques.
  • Assist with the completion of monthly Market Surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community.
  • Exhibit closing ratios in accordance with Cornerstone policy for phone and walk-in traffic.
  • Assist with ensuring that all online marketing sources are updated daily.
  • Promote positive resident/management relations to retain desirable residents.
  • Place customer need requests and follow up as a number one priority.
  • Assist with resident retention programs.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.
  • Maintain appropriate resident files including forms, leases, and documents in accordance with Cornerstone Standard Operating Procedures.
  • Ensure the daily integrity and confidentiality of resident files.
  • Ensure that documents and reporting systems are maintained, updated, and organized.
  • Assist in periodic reporting requirements as requested.
  • Ensure compliance of risk management items such as reporting timely all injuries, illnesses, and property damage following proper standard operating procedures.
  • Assist residents with reporting of maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Perform other duties as assigned.
