About The Position

This part-time Leasing Agent role is responsible for achieving community revenue and occupancy goals through various sales and leasing activities. This includes greeting and qualifying prospects, conducting tours, processing applications, screening applicants, preparing lease packages, and ensuring a smooth move-in process. The agent will also inspect apartments before move-in, coordinate with maintenance for any necessary repairs, and stay informed about market and competitor conditions. Marketing efforts will involve designing and executing activities to drive traffic, such as resident referral programs, employer outreach, and internet marketing. The role requires using on-site property management software for tracking and data management. Maintaining the appearance of community spaces, show units, and the leasing office is also a key responsibility. The agent will follow up with prospects and new residents to ensure satisfaction and execute lease renewal programs. Additionally, the role involves responding to resident and client concerns, promoting a positive image of the community and management company, and potentially earning commissions.

Requirements

  • Two years of Leasing experience in the Multifamily industry
  • Solid sales and customer service skills
  • Ability to work well in a team environment
  • Active listening skills and willingness to learn
  • Ability to pay close attention to detail with a high degree of accuracy
  • Strong communication (written and verbal) and interpersonal skills
  • Good organizational and time management skills
  • Strong computer skills
  • Tax Credit Experience Required
  • Weekends Required

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals.
  • Greet and qualify prospects, conduct community tours, and show apartments.
  • Process applications, credit screening, and criminal background checks.
  • Prepare lease and move-in packages and ensure a smooth resident move-in.
  • Inspect apartments prior to resident move-in and ensure they are move-in ready.
  • Schedule outstanding items with the maintenance team.
  • Stay informed about market and competitor conditions.
  • Develop and implement marketing plans and goals to sustain occupancy.
  • Implement resident referral and employer outreach programs.
  • Utilize internet marketing tools (Craigslist, Facebook, e-mail, other websites).
  • Use on-site property management software to track availability, record activities, and manage data.
  • Ensure community and show units meet show quality standards.
  • Merchandise and ensure appealing show units and amenities.
  • Prepare the leasing office for daily leasing activities.
  • Follow-up with prospects and new residents to ensure satisfaction.
  • Execute lease renewal program activities, including preparing and processing renewal documents.
  • Respond quickly and courteously to resident and client/owner concerns.
  • Take prompt action to solve problems or convey requests to the appropriate individuals.
  • Promote a positive image of the apartment community and management company.
