About The Position

Cornerstone Residential is a property management company focused on exceptional service and maximizing partner revenue. We manage over 23,000 housing units across 229 communities in the western and mid-United States. This Leasing Agent position involves working between two properties within the same portfolio. The role is classified as Full-Time, Hourly/Non-Exempt, with compensation of $17-$18 per hour, plus eligibility for monthly commissions and discounted housing. The work schedule is Monday-Saturday, 9 am-6 pm, with one day off during the week.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • Minimum 1 year of customer service and sales experience.
  • High School diploma or equivalency certificate required.
  • Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).
  • Must be able to pass a background and drug screening.
  • Must have LIHTC experience.

  • Experience in hospitality, retail, sales, or customer service will also be considered.

Responsibilities

  • Welcome prospective residents, assist with property viewings/tours, and provide accurate information about apartment homes.
  • Properly process rental applications and secure lease agreements from qualified persons.
  • Assist with lease renewals as required.
  • Conduct all job duties in accordance with Fair Housing Laws and Company policy.
  • Support the overall objective of meeting Client expectations based on the financial operating budget and management agreement.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques.
  • Assist with the completion of monthly Market Surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community as needed.
  • Exhibit closing ratios for phone and walk-in traffic per Cornerstone policy.
  • Ensure all online marketing sources are updated daily (e.g., Craigslist).
  • Promote positive resident/management relations to retain desirable residents.
  • Place customer need requests and follow up as a top priority.
  • Assist with resident retention programs.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.
  • Maintain appropriate resident files, including forms, leases, and documents, in accordance with Cornerstone Standard Operating Procedures.
  • Ensure the daily integrity and confidentiality of resident files.
  • Maintain, update, and organize documents and reporting systems.
  • Assist in periodic reporting requirements as requested.
  • Ensure compliance of risk management items such as reporting injuries, illnesses, and property damage following proper standard operating procedures.
  • Assist residents with reporting maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Conduct ongoing monitoring of the physical asset and identify concerns with the immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Perform other duties as assigned.
