The Leasing Agent performs all sales and leasing activities to achieve the community’s revenue and occupancy goals. This includes greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. The role also involves inspecting apartments prior to resident move-in to ensure they are in move-in ready condition and scheduling any outstanding items with the maintenance team. The Leasing Agent stays informed about market and competitor conditions, develops and implements marketing plans, and executes marketing activities to drive traffic to the community. They use on-site property management software to track availability, record activities, and manage resident data. The position requires ensuring the community and show units meet show quality standards, merchandising for an appealing presentation, and preparing the leasing office. Follow-up with prospects and new residents is crucial for satisfaction. The role also supports the lease renewal program by preparing and processing renewal documents. The Leasing Agent responds to resident and client concerns, takes action to solve problems, and promotes a positive image of the community and management company.
