As a Lease Administration Analyst at Dollar Tree’s corporate office, you’ll manage key lease administration activities including processing critical lease documents, maintaining accurate system data, and supporting rent payment processes. You’ll ensure lease compliance, track key dates, and serve as a liaison for both internal and external stakeholders.

Requirements

  • Minimum 2 years of experience in commercial lease administration, real estate, or property management
  • Ability to work independently and collaboratively within a team environment
  • Strong negotiation and communication skills
  • Excellent grammar and written communication abilities
  • Strong organizational and time management skills with the ability to adapt to changing priorities
  • High level of attention to detail
  • Ability to research and resolve issues with minimal supervision
  • Proficiency in Microsoft Word and Excel
  • Ability to work under pressure while maintaining professionalism and diplomacy

Nice To Haves

  • Paralegal experience or certification
  • At least 2 years of post-secondary education
  • Experience working with databases or lease management systems
  • Legal or contract administration background

Responsibilities

  • Process Key Dates documents within assigned territory in a timely and accurate manner
  • Manage Amendments and Options by tracking location status, preparing documents, negotiating with landlords, and obtaining executed agreements
  • Abstract lease data and enter into current software systems
  • Handle Co-tenancy provisions including tracking dates, investigating violations, and issuing notices and rent updates
  • Manage Kick-out provisions including tracking timelines, evaluating sales performance, and coordinating required actions
  • Oversee Store Openings by fully abstracting leases, entering system data, coordinating opening details, preparing commencement letters, and issuing rent notifications
  • Maintain organized and compliant desk protocol, providing status updates on all documents and projects
  • Review, organize, and manage TANGO, SLM, Green Files, and Legal Files, including document scanning and distribution
  • Prepare, negotiate, and review Estoppels and SNDAs in accordance with lease terms
  • Maintain accurate vendor and landlord records for each location
  • Conduct lease-related research and provide findings on various issues
  • Serve as the primary liaison for internal teams, landlords, attorneys, and lenders
  • Complete special projects and additional tasks as assigned
