About The Position

From commercial office space and manufacturing to multi-site retail portfolios, we manage and support over 1 billion square feet of facilities space for the nation’s leading organizations. We provide comprehensive facility services ranging from mechanical maintenance and self-performed, site-based operations to energy-efficiency upgrades and supplier-managed interior/exterior maintenance. In a safe, efficient, and professional manner the Site Leader completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow-through capabilities. This position will be crossed trained and utilize a “flow to the work” concept. The Site Leader will exhibit an ownership attitude. Responsibilities include the supervision of the janitorial staff, scheduling vendors, and the maintenance and repairs of walls, floors, doors, ceilings and furniture. Knowledge of and capable of performing minor plumbing, electrical and various general tasks assigned. Other duties include conference room set-up’s, furniture/cabinet moves and repairs.

Requirements

  • High School diploma (or equivalent) required
  • 4 years’ experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts required.
  • An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
  • Valid driver’s license
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.
  • Ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Must have a working knowledge of MS Applications, be able to send/receive emails and be able to manage an email box.
  • Must be able to operate the work order system and maintenance specific software such Building Automation.
  • Ability to speak effectively before groups of customers and/or employees.
  • Ability to use hand and small/large power tools
  • Able to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building related equipment
  • Able to demonstrate general plumbing, electrical and carpentry skills.
  • Able to demonstrate an understanding of Building Management Systems (BMS) and operation including HVAC, plumbing, electrical, Life Safety Systems, building envelope.
  • Able to competently operate a forklift, scissor lift, and aerial lift and acquire certifications.
  • Ability to operate a personal computer, cell phone; Knowledgeable in MS applications, manipulation of spreadsheets, and use of internet including use of applications used for managing expenses (Concur), creating PO’s (JDE), creating timesheets (SmartSheet), creating and managing PM Schedules, help desk tickets (Cherwell) and other applications used in day-to-day operations.
  • Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

Nice To Haves

  • Preference given to those with some undergraduate business or trade school training.

Responsibilities

  • Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, correct use of PPE, etc.
  • Conducts “shift rounds” (regular checks of systems, buildings, and equipment to identify issues, and document systems and equipment performance).
  • Competently maintains, troubleshoots, and performs substantial equipment repairs.
  • Conducts the inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).
  • Performs preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as: HVAC equipment, fire life safety systems, plumbing and electrical systems.
  • Maintains and repairs transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives, replaces damaged or broken wires and cables.
  • Maintains and repairs dock equipment (Overhead doors, dock levelers, dock locks and seals).
  • Maintains and repairs building/parking lot lighting, photoelectric eyes, emergency lights/exit lights, 120-volt outlets for exterior bldg. lighting.
  • Repairs systems and apparatus mentioned above, could also include tasks like rebuilding of pumps, steam traps, valves, electrical, pneumatic solenoid devices.
  • May paint walls, fix leaks and stoppages in plumbing, repair or replace sinks, piping, valves or drains.
  • May maintain electrical controls, lighting, and electrical distribution systems, etc.
  • Performs administrative tasks such as parts ordering, PO# creation, vendor management, Vendor PM scheduling and completion (recommended action on PM findings), attend job meetings/project meetings, etc.
  • Documents work results in the CMMS, analyzes findings and recommends updates to PM list.
  • Manages work orders and daily work requests.
  • Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.
  • May manage maintenance projects, including complex equipment repair, providing guidance to Sub-Contractors of facilities services.
  • Assists Account Manager with budgeting and monthly variance reports.
  • Accountable to all Key Performance Indicators (Budgeting, Customer Satisfaction, Operational Excellence, Environmental Health & Safety, and Energy Saving Initiatives).
