About The Position

The Morgan Group is seeking a Lead Superintendent to oversee construction projects. This role involves managing all aspects of the construction process, from preconstruction to project completion, ensuring adherence to schedule, budget, and quality standards. The Lead Superintendent will lead and mentor project team members, foster a collaborative environment, and ensure compliance with safety regulations. This position requires strong leadership, communication, and organizational skills, with a focus on problem-solving and achieving project success.

Responsibilities

  • Prepare, review, track, and distribute preconstruction documents, including overall construction plans and site setup/layout.
  • Create project CPM schedules in P6 format.
  • Prepare schedule and phasing plans.
  • Facilitate first work inspections for all scopes of work.
  • Conduct day-to-day review and verification of installed work.
  • Manage General Condition costs in collaboration with PMs and APMs.
  • Effectively communicate questions and concerns using plans, sketches, and photographs, ensuring RFIs are tagged in Procore.
  • Create a 4-week look-ahead schedule for weekly subcontractor meetings.
  • Prepare and distribute meeting agendas and minutes for weekly subcontractor meetings.
  • Review and discuss new plan changes and RFI responses.
  • Discuss weekly safety topics and address hot topics and issues.
  • Maintain current and permitted sets of plans in the jobsite office.
  • Check plans and submit RFIs as needed to avoid productivity hindrances.
  • Ensure RFIs are marked and clouded on drawing sets in Procore and field sets.
  • Conduct daily safety walks, correct issues immediately, and report to foreman and superintendent.
  • Document repeated safety offenses and report to the subcontractor's main office if issues persist.
  • Review and finalize Daily Reports in Procore.
  • Manage and document Storm Water weekly and "event" reports.
  • Review all direct job costs and report on a weekly basis.
  • Create, manage, and update project schedules, including a 4-week look-ahead schedule.
  • Create and distribute detailed completion lists and punch lists, and manage their completion.
  • Track and review open items from inspections with the Project Engineer.
  • Work with city inspectors to pass inspections.
  • Inspect and verify subcontractor layouts (e.g., plumbing/electrical in slab, drywall, cabinets, tile).
  • Follow up on all Third-Party Inspections to ensure deficiencies are cleared.
  • Control labor hours and invoiced expenses.
  • Review draws and invoices for accuracy and report issues to the Project Manager.
  • Lead and participate in team and project meetings, preparing meeting minutes.
  • Identify deficiencies and provide resolutions.
  • Handle crisis situations effectively.
  • Communicate effectively at all levels, from labor crews to city officials and investors.
  • Document and communicate via email with project team, design team, development team, and subcontractors.
  • Mentor project team members for current success and future growth.
  • Provide timely and cordial interaction with supporting work groups (accounting, HR, etc.).
  • Manage the Assistant Superintendent and Project Engineer, as well as their direct reports (Field Coordinators and Labor Foremen).
