About The Position

The Lead Operating Engineer - Healthcare plays a critical role in supervising and directing maintenance personnel responsible for the installation, repair, and maintenance of all base building and critical system machinery and equipment. This position ensures the seamless operation of healthcare facility systems while maintaining the highest standards of safety, compliance, and service delivery. You will coordinate the activities of the operating team, implement preventative maintenance programs, and assume the responsibilities of the Operations Manager in their absence. This role contributes directly to JLL's mission of creating safe, efficient, and compliant healthcare environments that support our clients' critical operations.

Requirements

  • Minimum of a high school diploma with two years of trade or vocational schooling or apprenticeship in electrical, piping/plumbing, refrigeration, or HVAC
  • Five years of experience in healthcare facility/plant engineering maintenance
  • Thorough understanding of Joint Commission and other regulatory surveys
  • Multi-skilled exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation in a minimum of two craft areas
  • Valid US Driver's License
  • Ability to climb ladders up to 40 feet, lift 60 lbs repeatedly, frequently walk up and down stairs, and perform equipment inspections requiring access to difficult-to-reach areas
  • Ability to detect emergency alarms (auditory and/or visual)

Nice To Haves

  • Proficiency in basic computer application software such as MS Office and email
  • Familiarity with Computerized Maintenance Management Systems (CMMS, preferably "360 Facility")
  • Understanding of Building Automation Systems (BMS)
  • Strong interpersonal skills with the ability to communicate effectively in both oral and written reports
  • Excellent customer service skills and overall professionalism in manner and appearance
  • For internal candidates, must consistently receive a "meets expectations" rating on IPMP performance reviews

Responsibilities

  • Supervise and direct maintenance staff, monitoring performance and ensuring efficient completion of service requests with minimal disruption and proper cleanup
  • Diagnose malfunctioning equipment, determine corrective actions, and facilitate root cause analysis to restore satisfactory operating conditions
  • Provide hands-on training and supervision to expand operations staff capabilities, including proper tool usage, basic maintenance procedures, safety protocols, and troubleshooting techniques
  • Supervise and implement the preventative maintenance program by scheduling tasks, delegating to qualified staff, ordering necessary parts and equipment, and maintaining inventory
  • Direct and oversee contracted maintenance work, ensuring timely performance, fulfillment of equipment warranty obligations, and securing of equipment manuals and drawings
  • Ensure compliance with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace
  • Recommend and estimate facilities repairs and improvements for inclusion in the annual budget, and implement at least one cost savings action annually relating to energy or utility consumption
