About The Position

The Lead Maintenance Technician assists the Senior Operations Manager in the daily maintenance operations for a premier regional shopping destination, Beachwood Place. This crucial role is responsible for partnering with the onsite team members including maintenance, housekeeping, security, and vendors, in a hands-on capacity, to add value to the property, and make Beachwood Place an enjoyable shopping experience.

Requirements

  • High School Diploma or equivalent (GED).
  • Minimum five (5) years of maintenance experience, with at least one (1) year in a supervisory role.
  • Proficient in electrical, plumbing, HVAC, carpentry, and general mechanical repairs.
  • Valid driver's license required.
  • Strong interpersonal and project management skills.
  • Excellent communication (verbal and written) and customer service skills.
  • Must be a self-starter, self-motivated, and a team-player.
  • Requires strong attention to detail and personal accountability.
  • Ability to lift up to 75 pounds and perform physical tasks for extended periods in various indoor and outdoor conditions.

Responsibilities

  • Ability to work alongside other property team members.
  • Prioritize work orders as assigned and perform routine inspections of the property.
  • Act as a point of contact for staff, management, tenants, and outside contractors, handling difficult conversations and resolving issues promptly.
  • Ensure all maintenance activities comply with company, health, safety, and regulatory codes.
  • Perform, assign, and oversee general, advanced, or specialized maintenance functions on property to ensure the efficient operation of all mechanical systems.
  • Diagnose and repair electrical and mechanical systems and equipment on property.
  • Diagnose problems; disassemble units, clean, lubricate, repair, and replace parts.
  • Perform routine to difficult carpentry duties, including installation of new doors and repairs of door jambs, moldings, hinges, door closers, locks, knobs, shelving, ceiling tile/grid repair, and installations.
  • Perform routine to difficult painting duties, including drywall or plaster repair.
  • Perform routine to difficult plumbing duties, inspecting, installing, repairing, and replacing pipes, fittings, and plumbing fixtures, unclogging sinks and toilets, and repair of faucets.
  • Perform routine to difficult electrical duties, including inspecting and testing lighting, wiring, and power circuits, replacing faulty switches, lamps, and ballasts.
  • Oversite of Building Automation Systems (BAS) to ensure efficient operation and provide a comfortable environment to the public.
  • Conduct regular facility and equipment inspections to proactively identify and address issues in a proactive manner.
  • Inspect vacancies upon turnover and perform light repairs to prepare them for new tenants.
