As a Lead Maintenance Mechanic, you'll be responsible for independently managing all aspects of site operations for our commercial facility. This role requires a seasoned facilities professional who can lead facility operations, manage vendor relationships, oversee preventive maintenance programs, ensure regulatory compliance, manage budgets and capital projects, and serve as the primary facilities representative for the site. You'll be responsible for critical building infrastructure, operational risk management, and making key operational decisions with limited oversight.

Requirements

  • High school diploma or equivalent
  • 5+ years of facilities management experience in commercial, distribution, manufacturing, or industrial environments
  • Proven experience managing vendors, contractors, and service providers
  • Demonstrated experience with compliance and preventive maintenance program management
  • Budget management and capital project planning experience
  • Strong leadership and stakeholder engagement skills
  • Experience managing critical building infrastructure including HVAC, electrical, plumbing, and building systems
  • Experience with operational risk management and emergency response
  • Ability to troubleshoot and diagnose complex building system problems
  • Proficiency with Microsoft Office Suite and Computerized Maintenance Management Systems (CMMS)
  • Ability to work flexible schedules including weekends, nights, and holidays; available for on-call after-hours emergencies
  • Ability to perform physical demands including lifting, bending, crouching, kneeling, reaching, and working in various environmental conditions
  • Valid driver's license and reliable transportation

Nice To Haves

  • Bachelor's degree in Facilities Management, Engineering, or related field
  • Professional certifications (CFM, FMA, CEFP, or similar)
  • Commercial HVAC experience and EPA certification
  • Experience with energy management and sustainability initiatives
  • Strong project management capabilities
  • Experience in multi-tenant commercial environments
  • Advanced electrical and plumbing expertise
  • Experience with building automation systems (BAS)

Responsibilities

  • Leading and managing all facility operations including mechanical, electrical, plumbing, HVAC, and building systems
  • Overseeing vendor and contractor relationships, including negotiating contracts, managing performance, and coordinating service delivery
  • Developing and managing comprehensive preventive maintenance programs to ensure optimal facility performance and minimize downtime
  • Ensuring regulatory compliance with State, County, and City Ordinances, Codes, and Laws across all facility operations
  • Managing facility budgets, capital project planning, and cost control initiatives
  • Leading stakeholder engagement across operations, tenants, property management, and leadership teams
  • Managing critical building infrastructure and operational risk, including emergency response protocols
  • Overseeing the safe storage, usage, and disposal of hazardous materials in compliance with all applicable regulations
  • Directing maintenance activities including lighting systems, electrical work, plumbing repairs, HVAC systems, and general facility repairs
  • Managing work order systems with detailed documentation of performance, labor, and materials
  • Serving as on-call contact for after-hours facility emergencies and coordinating response efforts
  • Promoting a safe working environment and ensuring compliance with all safety procedures and best practices
