About The Position

Responsible for management, operation, maintenance, and compliance of all building systems within a senior living environment. Ensures alignment with NYC DOB, FDNY, and DOH requirements while maintaining safe and continuous operations. This role provides technical leadership and oversight for all central plant and mechanical systems, including pumps, motors, seals, and associated rotating equipment. The Lead Engineer will proactively monitor equipment condition through visual inspections, performance trending, and vibration indicators to identify early signs of wear or degradation. They will direct and coordinate vibration analysis, root cause evaluations, and corrective actions to prevent equipment failure and unplanned downtime. Planning and executing proactive component replacement strategies (e.g., seals, bearings, couplings) is crucial to preserve system reliability, extend asset life, and reduce reactive repair costs. Maintenance activities must align with manufacturer recommendations, ABM best practices, and site-specific reliability objectives. The Lead Engineer will partner with operations, vendors, and leadership to prioritize repairs and capital improvements that support uptime, safety, and business continuity. Clear documentation of equipment condition, corrective actions, and performance outcomes is required to support executive reporting and long-term asset planning.

Requirements

  • Minimum 10+ years as a Lead/Chief Engineer
  • Proven managerial experience
  • Strong HVAC, mechanical, and electrical system knowledge
  • Knowledge of NYC compliance requirements

Nice To Haves

  • Experience in healthcare / senior living environments preferred
  • FLSD Certification (strongly preferred)
  • NYC Refrigeration or Boiler License (preferred)
  • FDNY Certificates of Fitness (List provided on separate document)
  • EPA Universal Certification

  • Oversee Boilers, hydronic heating and expansion systems.
  • Oversee Circulation pumps and domestic water systems.
  • Oversee Heat exchangers and energy recovery units.
  • Oversee HVAC (ventilation, DOAS, VRF/AC units).
  • Oversee Domestic hot water systems.
  • Oversee Electrical distribution and controls.
  • Oversee Building Automation System (BAS).
  • Ensure Annual boiler and system inspections (DOB).
  • Ensure Fire alarm testing and Certificates of Fitness (FDNY).
  • Maintain fire protection and safe egress systems.
  • Support DOH inspections and resident safety standards.
