About The Position

Newmark Group, Inc. is a world leader in commercial real estate, providing comprehensive services across the property life cycle. The Lead Engineer will operate and maintain all building systems with a focus on high-quality maintenance and economical operation. This role requires the ability to work independently, potentially across multiple properties, and be available for after-hours emergency calls. The position is similar in mechanical skill-set to an Assistant Chief but does not involve overseeing staff or managing duties.

Requirements

  • High School Diploma.
  • Minimum of 7 years previous building operations engineering experience.
  • Ability to handle multiple projects and make decisions.
  • Proficient computer and e-mail skills.
  • Holds necessary/required licenses.
  • Must have the ability to complete required safety classes that pertain to specific job duties.

Responsibilities

  • Maintain and check operating logs daily for air conditioning, fan units, graph charts, utility meters, and general complaints.
  • Organize work orders for Building Engineers.
  • Ensure building systems and tenant service requests are handled efficiently and economically.
  • Strive for minimal equipment downtime.
  • Oversee and adhere to the established preventive maintenance program.
  • Assist in the development of the annual budget and RFP process for budgeted projects.
  • Order supplies and materials when approved by the Building Manager.
  • Maintain monthly inventory of expendable supplies and materials.
  • Oversee storage and maintain records of supplies and materials received.
  • Maintain inventory of permanent tools and equipment annually, recording model and serial numbers.
  • Maintain and record meter readings.
  • Conduct weekly inspections of all engineering spaces and equipment, submitting written reports to the Building Manager.
  • Maintain organized building files.
  • Verify availability of tools and equipment before starting a job.
  • Submit monthly reports to the Building Manager on work performed and work needed.
  • Respond to tenant complaints and ensure timely and efficient resolution.
  • Understand operating procedures and chemical treatment levels for cooling towers and boilers.
  • Perform chemical treatment of machines, including boiler blow down on weekdays and weekends.
  • Maintain and check service contractors' work schedules, ensuring proper recording of time, date, and repairs.
  • Have a complete understanding of life safety systems and emergency procedures.
  • Coordinate evening fire alarm tests and test elevator capture systems.
  • Implement national policy.
  • Perform other duties as assigned.
