About The Position

JLL is hiring a proactive and skilled Lead Building Operator to oversee the operational integrity and maintenance of a key client facility in NE Calgary near the airport. The ideal candidate will have a strong foundation in building systems, experience in managing vendors, and the required certifications to ensure safe and efficient operations. A driver's license and vehicle is required to drive between nearby client sites.

Requirements

  • 3+ years of experience in building operations or a similar technical environment.
  • Demonstrated experience in managing and coordinating vendors and third-party service providers.
  • A valid 4th Class Power Engineer and ABSA.
  • Must be eligible to obtain and maintain a Transportation Security Clearance (RAIC) from Transport Canada.
  • Strong technical knowledge of commercial HVAC, electrical, and plumbing systems.
  • Proficiency with Building Automation Systems (BAS), with direct experience on Siemens Desigo considered a strong asset.
  • Experience using a Computerized Maintenance Management System (CMMS) is required; familiarity with Corrigo is highly preferred.
  • Excellent problem-solving and troubleshooting abilities.
  • Strong communication and interpersonal skills for effective interaction with team members, tenants, and vendors.
  • A driver's license and vehicle is required.

Nice To Haves

  • Direct experience on Siemens Desigo BAS.
  • Familiarity with Corrigo CMMS.

Responsibilities

  • Lead a team of building operators, providing daily guidance, training, and performance management to ensure all operational tasks are completed to a high standard.
  • Manage and coordinate the work of third-party vendors and contractors, including procurement, oversight of service level agreements, and verification of work quality.
  • Conduct regular inspections of all critical building systems, including HVAC, electrical, plumbing, and fire/life safety, to ensure optimal performance and compliance.
  • Monitor and operate the Siemens Desigo Building Automation System (BAS) to maintain ideal environmental conditions and energy efficiency.
  • Develop and execute a comprehensive preventive maintenance program for all building equipment and systems.
  • Respond to and troubleshoot complex issues with mechanical and electrical systems, ensuring minimal downtime.
  • Create, assign, and track work orders and maintain detailed records of maintenance activities and equipment logs using the Corrigo Computerized Maintenance Management System (CMMS).
  • Ensure all work is performed in compliance with the company's vendor code of conduct, which emphasizes integrity, safety, and regulatory compliance.
  • Ensure all operations adhere to provincial regulations, including those set by the Alberta Boilers Safety Association (ABSA), and all applicable health and safety laws.
