About The Position

The Land Development Specialist conducts research, identifies, and evaluates land purchase opportunities for real estate developments while supporting the development team through planning and approvals. The Land Development Specialist also assists SCS Real Estate in listing and selling S.C. Swiderski built single-family homes.

Requirements

  • A bachelor’s or associate’s degree in real estate, marketing, education, communications, urban/land use planning, or an equivalent combination of education and experience is required.
  • 5+ years proven work experience in relevant disciplines as listed above.
  • WI Real Estate Salesperson license or willingness to acquire one in 9 months is required.
  • Professional written and verbal communication skills.
  • Demonstrated success working within a team atmosphere.
  • Comfortable presenting to stakeholders in a public setting.
  • Proven ability to analyze data and provide corresponding recommendations.
  • Ability to change focus and direction in alignment with company priorities.
  • Strong organizational and documentation skills.
  • Advanced Microsoft Office application (Excel, PowerPoint, Teams, etc.) skills.
  • Ability to work within multiple real estate planning and development software applications i.e. Sage Construction Management (SCM), MLS, ZipForms.
  • Strong compliance awareness and adherence to established policies, procedures and regulatory requirements.

  • Knowledge of development processes, timelines, and stakeholder importance is helpful.

Responsibilities

  • Identify land opportunities for the company through outreach and database searches.
  • Compile property information such as tax records, zoning, and TID/TIF availability.
  • Provide complete analysis of potential development opportunity sites, including evaluation of current land use, terrain, soils, and constraints.
  • Evaluate real estate market conditions and provide recommendations.
  • Conduct in-person site visits throughout the state of Wisconsin.
  • Assist and support real estate staff with sales transactions.
  • Present projects to municipal staff, landowners, and other stakeholders.
  • Support land acquisition negotiations and due diligence timelines.
  • Participate in project planning and feasibility, due diligence activities, and project approvals.
  • Prepare meeting materials and presentations.
  • Create informational packages for lenders and appraisers throughout the project life cycle.
  • Maintain organized and thorough project documentation and communications.
  • Handle sensitive and confidential information in a professional manner while maintaining Supervisor confidence.
