If you’re one of those bright minds, we’d like to meet you. We are seeking a Land Development Manager to support our veteran Design & Construction team. The position will reside in either the Indianapolis, IN Development Office, the Chicago, IL HQ Office, or Charlotte, NC. The responsibilities listed below are to be carried out across our national development and acquisition platform.

Requirements

Approximately 10+ years of civil engineering, land planning/landscape architecture in commercial real estate and land management experience
Bachelors’ degree in related field; Civil Engineering degree preferred
Possess a strong understanding of all aspects of site design for new ground-up projects, renovation of existing facilities and land acquisition transactions.
Strong understanding of legal documents required in commercial real estate transactions
Strong verbal and written communication skills
Proficiency in Microsoft based software, to include Word, Excel and MS Project, MS PowerPoint
AutoCAD / basic site planning skills

Responsibilities

Manage land due diligence activities including: determining governing agency requirements; zoning, variance, and site plan approval requirements; ALTA survey, environmental conditions; utility service availability and cost; geotechnical investigations; natural and cultural resource impacts; traffic impacts, roadway improvements, and Right-of-Way issues.
Review Due Diligence Reports and information to summarize materials and information developed during the process and coordinate all efforts with the internal Development, Design & Construction and internal / external Legal teams.
Support the pursuit of new projects through participation in prospective client proposal / presentation process.
Review potential development sites to identify challenges and risks, and produce conceptual site layouts that consider site constraints and zoning requirements.
Work in conjunction with Design & Construction team in the development of project implementation schedules providing specific support in the area of municipal entitlement requirements and associated durations.
Work in conjunction with Design & Construction in the development of project budgets providing specific support in the area of anticipated site improvement costs.
Lead the effort of selecting and on-boarding site due diligence consultants and civil engineering firms.
Prepare, negotiate, and facilitate the execution of agreements for site due diligence consultants and civil engineering firms.
Coordinate / assist in obtaining required entitlements and permits.
Participate in regular design meetings providing specific support in the area of civil / site design and provide critical review and direction of the consultant’s work product.
Assist the Construction team for all site related topics through the duration of the construction project.
Assist with site related issues, including paving and drainage repair and replacement; coordination with jurisdictions as required to obtain permits for changes to buildings and grounds.
Assist Leasing/Property Management teams with analysis of opportunities to expand owned buildings and/or parking facilities.
Assist in monitoring and advising on building asset site conditions (i.e., wetlands, stormwater, etc.) in-service properties, and provide guidance on potential capital improvement projects related to those properties.
Coordinate with Local Authorities and Jurisdictions regarding long-term Environmental (SWPP) conditions for existing properties.
Assist Investments / Acquisition team with site related issues, including: Land Title Survey coordination and review; site development / feasibility; zoning review; environmental issue analysis and consultant coordination.
Develop and manage a “pool” of compatible site / civil, surveyors, geotechnical, environmental, and other consultants to rely upon nationally.
Develop or assist in the development of initial project site concepts.
At all times, leverage relevant experience implementing similar projects, assist in the establishment of best practices / protocols and strive to develop and maintain client relationships.
Report directly to SVP / PreConstruction.
