About The Position

Advanced Management Company (AMC) is seeking a full-time Junior Maintenance Technician for a 60-unit apartment community in Signal Hill, CA. AMC, founded in 1982, manages over 72 apartment communities in Southern California and was voted a Top Workplace in Orange County. The Junior Maintenance Technician will play a key role in maintaining the community's appearance and functionality, ensuring a positive living experience for residents.

  • Must possess a valid driver's license.
  • Must possess valid vehicle insurance.
  • Physical ability to bend, stretch, reach, grasp, stand, sit, squat, kneel, walk, and climb stairs and ladders for long periods.
  • Able to move arms for long periods.
  • Able to lift 25-50 pounds.

Responsibilities

  • Participate in daily team meetings to outline priorities.
  • Walk the property daily to ensure general curb appeal and cleanliness of common areas including leasing office, tour path, model apartments, laundry rooms, recreation rooms, fitness centers, elevators, stairwells, pools, BBQ areas, and other amenities.
  • Perform cleaning and removal of trash and debris from common areas, vacant units, and around dumpsters.
  • Wash common area windows, screens, curbs, entrances, sidewalks, pool decks, and furniture.
  • Clean light fixtures and replace light bulbs in common areas.
  • Maintain housekeeping room/cart with supplies and report needs to the Community Director.
  • Maintain and organize the maintenance shop according to AMC standards.
  • Inspect the property regularly and report safety hazards, damages, and areas needing repair.
  • Ensure smoke detectors, circuit breakers, outlets, and lights in common areas are working properly.
  • Be aware of all utility shut-off locations.
  • Request and obtain SDS sheets for all chemicals used on site.
  • Assist the maintenance department with minor repairs and lifting appliances.
  • Assist in performing turn maintenance on vacant apartments within 7 days.
  • Assist in performing repairs and preventative maintenance to the interior and exterior of the apartment community and its amenities, including touch-up paint and repairing/replacing window screens and glass.
  • Work with vendors and R³ Construction Services, Inc. as necessary.
  • Monitor the building by locking doors after operating hours.
  • Adhere to all AMC policies and procedures.
  • Perform all other duties as assigned.
