About The Position

Patriot Holdings is seeking a Junior Analyst to support its acquisitions team across mobile home parks, self-storage, and small bay industrial assets. The role is intended for a recent graduate seeking to build a career in real estate investment and underwriting, with hands-on exposure to live deals from the start. The analyst will use AI-assisted workflows to accelerate and improve initial underwriting and will support preliminary deal evaluation, market research, deal tracking, and materials for weekly deal reviews. The position is based in the company's Las Vegas office.

Requirements

• Bachelor's degree in Finance, Real Estate, Economics, Business, or a related field.
• Strong Excel skills and comfort working inside financial models.
• Interest in or familiarity with AI tools such as ChatGPT, Claude, or Copilot, and willingness to use them in the daily workflow.
• Strong attention to detail and ability to manage multiple deals at once.
• Clear written and verbal communication skills.
• Ability to work independently and ask good questions.

Nice To Haves

• Coursework or internship experience in real estate finance or commercial real estate.
• Familiarity with CRE asset classes such as multifamily, industrial, storage, or manufactured housing.

Responsibilities

• Perform initial underwriting on prospective acquisitions of mobile home parks, self-storage, and small bay industrial assets using company models and templates.
• Use AI tools to speed up data extraction, market research, and first-pass financial analysis on incoming deals.
• Pull and organize information from offering memoranda, rent rolls, T-12s, and public records.
• Conduct preliminary market and submarket research to support go/no-go decisions.
• Populate and maintain deal tracking in the company's CRM, Monday.com.
• Prepare deal snapshots and MASM summaries for weekly deal review calls.
• Support senior analysts and the acquisitions team with ad hoc financial and market analysis.
• Flag deals that merit deeper underwriting or IC-level review.
