About The Position

The Investment Manager is responsible for maintaining the integrity of physical assets and maximizing returns. This role involves oversight and compliance management regarding regulatory requirements, owner's financing, and owner's mission. The Investment Manager will also be responsible for the supervision, training, and development of all personnel within their management area and will maintain relationships with suppliers, vendors, and others serving the communities within their management.

Requirements

Minimum of five years' experience as an investment or regional manager with multi-site experience.
Strong leadership and team building abilities.
Self-motivated and self-directed.
Exceptional communication skills and ability to effectively interact with ownership.
Proficient in understanding financial statements and creating business plans/budgets.
Possess a working knowledge of property management software (Yardi).
Familiarity with Federal Fair Housing, WA, and City of Bellingham and WA State LTl's and LIHTC.

Responsibilities

Maintaining the integrity of the physical assets and maximizing returns from those assets.

Supervision, training, and development oversight of all personnel within his/her management area.
Maintaining relationships with suppliers, vendors, and others serving the communities within his/her management area.
Conduct regular site visits to evaluate the progress and/or needs of the individual communities within his/her portfolio.
Maintaining the physical asset.
Supervising employees and vendors.
Assuring adherence to specifications (contractual; operations manual).
Conducting formal site inspections of building interiors and exteriors within management.
Making recommendations for physical repairs and/or improvements.
Ensuring observance of safety regulations.
Providing supervisory oversight for team leaders and community managers.
Regularly evaluating market conditions and property performance.
Evaluating and monitoring property marketing strategies.
Periodically reviewing rental applications and lease forms for accuracy and compliance with established policies and procedures.
Supervising rent collection in accordance with established policies.
Approving and monitoring rental rate recommendations for new leases and renewals based on current market information.
Reviewing and helping to develop the annual property management plan and operating budgets.
Reviewing all monthly financial reports.
Reviewing and approving payments (payroll, invoices).
Approving expenditures in accordance with established policy and procedures.
Handling employee selection, training, and control, and assuring that all supervised employees comply with the appropriate policies and procedures.
Ensuring property files and records are maintained.
Spending an agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation.
