About The Position

Clarion Partners, a leading real estate investment manager with over 40 years of experience and offices in the US and Europe, is seeking an Industrial Development Manager. This role, based in New York, will lead the execution of light industrial and warehouse development projects across the Central U.S. The manager will oversee both self-developed and joint venture initiatives, managing the entire development lifecycle from site evaluation to project completion. This includes site selection, due diligence, entitlements, design, contracting, construction, delivery, first-generation tenant improvements, and build-to-suit projects. The position requires close collaboration with internal investment teams and external development partners to ensure projects meet Clarion's standards for timeliness, budget, and quality.

Requirements

  • Bachelor’s degree (BS/BA) in a related field required.
  • Minimum of 15+ years of comprehensive real estate development and/or construction experience within the industrial sector.
  • Proven experience leading all aspects of light industrial/warehouse development projects from inception through completion, including land acquisition, due diligence, design, entitlements, contracting, construction management, project closeout, and first-generation tenant improvements.
  • Demonstrated ability to manage multiple projects concurrently across various stages of development.
  • Broad experience across development, construction management, project/program management, and exposure to acquisitions and dispositions.
  • Strong technical knowledge of soils, civil sitework, construction assemblies, and construction means and methods.
  • Highly motivated, self-directed professional with a strong sense of accountability, professionalism, and integrity.
  • Proficiency in project scheduling tools, Microsoft Office Suite (including Excel), and mapping tools such as Google Earth.
  • Excellent written and verbal communication skills.
  • Ability to travel as required to support project execution.
  • Proven ability to negotiate construction and design consultant contracts.
  • Strong collaboration skills with internal teams and joint venture partners.
  • Demonstrated ability to monitor and manage project budgets and schedules.

Nice To Haves

  • Prior experience in roles such as developer, general contractor, civil engineer, or architect strongly preferred.
  • Experience with build-to-suit and speculative development projects preferred.
  • Experience working across multiple markets and/or product types preferred.

Responsibilities

  • Conduct early entitlement and scope review for potential JV opportunities and identify risks.
  • Ensure that development partners budgets are accurate for the proposed project scope.
  • Perform detailed reviews of JV partners plans to ensure compliance with Clarion’s specifications.
  • Negotiate contractor and consultant contracts on behalf of the joint ventures.
  • Maintain active relationships with development partners and monitor project progress for internal tracking.
  • Review changes and assist the development partner with effective solutions.
  • Participate in site selection, site planning, land due diligence, and feasibility studies.
  • Oversee entitlements (including annexation, zoning, and permitting) and coordinate with municipality, planning, zoning, environmental, City council, all other jurisdictional authorities.
  • Issue and coordinate design and construction contracts of all types.
  • Review and negotiate change orders.
  • Wet and Dry onsite/offsite utility coordination and extensions.
  • Lead and coordinate all aspects of the design.
  • Oversee contractor bidding, value engineering, pricing analysis, and tracking of market cost and labor trends.
  • Support the industrial team with underwriting and investment committee preparation.
  • Track, manage and report schedules and budgets to the industrial team.
  • Manage tenant improvement (TI) projects associated with prelease of speculative development and build-to-suit projects.
  • Partner with Asset Management to execute large-scale first-generation TI projects.
  • Support Asset Managers with complicated or large-scale repair and improvement projects.
