Summary of Role: In training to learn the residential property operations manager job The Three Sixty Residential Property Operations Manager In Training (RPOMIT) will learn and train in all aspects of day-to-day residential property operations, including leasing, tenant relations, and managing and/or completing maintenance and repairs. The RPOMIT will maintain and improve tenant relations and must be knowledgeable about lease terms. The RPOMIT will assist in the preparation of the annual budget, reporting, and financial performance of the various properties and ownership groups. This is a hands-on working position that includes both in-office and field work. The RPOMIT is charged with supporting all efforts in the day-to-day implementation of policies, procedures, and programs that will ensure well-managed, well-maintained properties, placing maximum emphasis on positive responses to the concerns and needs of the tenants, environmental health and safety, and quality programs in coordination and conjunction with the Property Owners’ goals and objectives.

Requirements

  • Excellent communication, analytical, and problem-solving skills.
  • Proficient in property management software and Microsoft Office Suite.
  • Strong desire to learn residential property management, maintenance, and/or real estate with a track record of successful tenant relations.
  • Ability to work independently and be a self-starter who is result-oriented.
  • Exercise reasonable judgment for decisions benefiting residents, property owners, and employees.
  • Ability to successfully manage critical relationships with customers, service providers, and employees.
  • A desire to learn a new professional career and be willing to grow with the company via Three Sixty University.
  • Must be able to lift 75 pounds
  • Must have a valid driver’s license and proof of insurance

Nice To Haves

  • A preferred 2-year or 4-year degree in construction and building trades, business, accounting, & finance is helpful, but not required.
  • To grow from an “in training” position to a property manager within six months.

Responsibilities

  • Responsible for the day-to-day operations of assigned residential properties, ensuring compliance with company policies, procedures, and local regulations.
  • Maintain the physical assets (buildings and spaces) to a standard of care that emphasizes high quality, continuous improvement, and high performance.
  • Proficiently use property management software for information entry, reporting, and tracking.
  • Other tasks as directed by the Leadership Team.
  • Act as the primary point of contact for residents, promptly and professionally addressing inquiries, concerns, and maintenance requests.
  • Implement and enforce lease agreements to ensure a positive living experience for all residents.
  • Develop and execute leasing strategies to attract and retain tenants, including advertising vacancies, conducting property tours, and managing the application process.
  • Collaborate with our Marketing Manager to create and implement effective promotional campaigns to maximize property occupancy and achieve low vacancy rates.
  • Manage annual budgets and conduct monthly reviews to meet financial goals.
  • Work collaboratively with Operational Accountants to understand financial reports, monitor expenses, and implement cost-effective measures to optimize property performance.
  • Verify invoice amounts and assist operational accounting with property-related questions and vendor issues.
  • Conduct regular property inspections to assess and maintain the overall condition, safety, and cleanliness of the premises.
  • Receive and complete maintenance work orders and repairs.
  • Complete apartment turnovers to make units ready for showings and new residents, including painting, maintenance, floor cleaning, and general cleaning.
  • Assist with maintenance projects as needed.
