About The Position

The Hybrid Caretaker / Building Manager will be responsible for overseeing the day-to-day operations of residential buildings while also performing caretaker and maintenance duties. This role requires someone who is flexible with shifts, proactive in problem-solving, and experienced in strata or residential building management.

Requirements

  • Previous experience as a Caretaker, Building Manager, or Concierge in residential strata buildings.
  • Knowledge of building maintenance, cleaning procedures, and operations.
  • Strong communication and organizational skills.
  • Ability to work independently and manage multiple responsibilities.
  • Flexible availability for rotating or flexible shifts.
  • Must have a valid driver’s license and access to a reliable vehicle.
  • Professional, reliable, and customer-service oriented.

Responsibilities

  • Program and manage fobs and enter phone access systems.
  • Ensure building security protocols are maintained.
  • Collect funds as directed by management.
  • Post building notices and communicate updates to residents.
  • Send emails and submit caretaker reports to management.
  • Maintain consistent communication with the property manager to ensure the building remains secure, well-maintained, and operating efficiently.
  • Coordinate building maintenance and service requests as needed.
  • Conduct chemical checks for the hot tub (training will be provided).
  • Respond promptly and professionally to tenant questions and requests.
  • Maintain positive relationships with residents.
  • Report any concerning tenant issues or building concerns to the property manager.
  • Pick up litter and maintain cleanliness around all exterior areas of the building including sidewalks, courtyards, and driveway ramps.
  • Sweep and damp mop hard surface floors using neutral cleaning products.
  • Maintain cleanliness of common areas including hallways, elevators, and amenity spaces.
  • Clean door frames and surfaces.
  • Disinfect door handles and high-touch areas.
  • Polish entry code panels and maintain access points.
  • Vacuum walk-off mats and ensure the entrance area is presentable.
  • Manage and supervise the overall condition of the site and building.
  • Monitor and maintain garbage and recycling rooms to ensure cleanliness and proper waste management.
  • Coordinate and supervise annual and seasonal building services and inspections.
