Provides responsive customer support in all phases of building maintenance and operations. Under the direction of licensed mechanic or supervisor, inspects and tests heating, ventilating, and air conditioning equipment as well as other primary building systems to ensure proper functioning. Reports noted deficiencies to supervisor or foreman to initiate corrective actions as needed. Assists licensed tradespersons in the installation, repair and operation of all types of building equipment. Collects detailed equipment data needed to establish and update preventive maintenance records and work performance logs. Identifies and labels equipment in accordance with preventive maintenance plans. Performs scheduled preventive maintenance routines on primary building equipment, including: lubricating components, changing filters, repacking small valves, replacing lamps, adjusting and replacing belts, cleaning or replacing sedimentation traps and strainers. Cleans work area(s) shops and mechanical rooms and maintains tools and equipment. Performs other core skills of the trade and related duties as required. Assists and advises customers by providing follow-up on progress and status of work performed.
