Requirements

  • High school diploma or state equivalent.
  • Minimum four years of hands-on experience working with mechanical systems, with demonstrated proficiency in HVAC, refrigeration, plumbing, and electrical systems.
  • Certified Refrigeration Technician Certification (EPA or equivalent).
  • Proven knowledge of OSHA standards and local building codes with the ability to work in compliance with safety regulations.
  • Physical ability to operate manual hand tools, work on ladders and roofs, access confined spaces (closets, crawl spaces, attics, vaults), and lift/transport heavy loads and equipment.
  • Strong verbal and written communication skills to complete documentation, work orders, and reports while effectively collaborating with team members and management.
  • Availability for 24-hour on-call rotation with a willingness to work in all weather conditions as facility needs require.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Two years of technical school education or formal apprenticeship training in HVAC, refrigeration, or mechanical systems.
  • Experience operating Building Management Systems (BMS) and computerized maintenance management systems like MaxEam or similar CMMS platforms.
  • Familiarity with computer equipment and standard software programs for documentation and system monitoring.
  • Previous experience in commercial facility maintenance or similar high-reliability environments.
  • Basic supervisory or team leadership experience, particularly in directing contractors or coordinating maintenance activities.
  • Demonstrated ability to analyze system performance data and develop actionable maintenance recommendations.
  • Additional certifications in specialized systems (boiler operator, electrical, plumbing) that complement basic refrigeration credentials.

Responsibilities

  • Monitor and adjust refrigeration, heat exchangers, HVAC, backup electrical systems, and hot water systems to ensure optimal performance, including analyzing system operations, diagnosing issues, logging readings, and taking corrective actions.
  • Perform preventive maintenance on all basic building systems and critical systems, gathering necessary tools and supplies, completing tasks with minimal disruption, maintaining detailed documentation in the MaxEam system, and reporting equipment issues or supply needs to management.
  • Engage in installation and repair work involving plumbing, piping, pumps, motors, air compressors, heat exchangers, and building controls, including rebuilding equipment, replacing bearings and seals, and assisting with major repairs.
  • Review system data on reliability and service calls, working with the Specialized Services Manager to develop recommendations for maintenance changes, upgrades, or replacements based on analysis.
  • Manage work orders by scheduling and completing internal work orders to client specifications, maintaining CMMS accuracy including asset information and preventive maintenance scheduling, and verifying all order information for correctness.
  • Provide guidance to Lab Services personnel and contractors on assigned sites, coordinating training and procedure development to ensure comprehensive knowledge of departmental practices and equipment usage.
  • Adhere to departmental policies for the storage, use, and disposal of hazardous materials while maintaining a clean and safe workspace that complies with OSHA standards and local codes.
