U.S. Facilities, Inc. is seeking an experienced, highly motivated HVAC Technician to work in Philadelphia, Pennsylvania. The HVAC Technician is responsible for the property's daily operations, routine maintenance, and preventative maintenance. Qualified Candidates must have hands-on experience working with commercial HVAC systems. This role involves assisting the Operations and Engineering team in efficiently operating, maintaining, and repairing all building systems, including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying. The technician will develop skills in installing, fabricating, constructing, troubleshooting, and repairing complex technical and electrical equipment, responding to on-site problems, and analyzing floor plans. Responsibilities include receiving work assignments, planning work, obtaining necessary tools and materials, and completing assignments, work orders, and preventative maintenance promptly. The role requires demonstrating knowledge of equipment, employing first-class service procedures, and following inspection and service procedures outlined in preventive maintenance and loss control programs. A strong understanding of the safe and efficient operation of all equipment, power, and hand tools is necessary. The technician will be responsible for the care of assigned equipment, tools, and uniforms, and for maintaining clean, organized, and safe shop, penthouse equipment rooms, related technical areas, and common areas. Following operational and safety procedures, and demonstrating the ability to follow established technical/electrical system operating sequences is crucial. The role includes inspecting all areas of the building(s) and reporting deficiencies and suggestions for improvement. Maintaining a professional appearance and positive attitude, demonstrating exemplary tenant relations, team spirit, and respect for others are essential. The technician will assist in monitoring contractors, inspecting work, and generating deficiency lists. Responding to after-hours emergencies such as fire, flooding, severe weather, power outages, and other situations, including clean-up activities, is also part of the role. Physical requirements include the ability to regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.
