About The Position

The HVAC Maintenance Technician II is a skilled technician responsible for independently performing preventive maintenance, troubleshooting, repair, and installation of commercial HVAC and refrigeration equipment. This position serves as a technical resource within the Facilities Department and is expected to diagnose equipment issues, complete repairs with minimal supervision. This role works under the guidance of the senior technician and management to ensure equipment operates safely, efficiently, and reliably.

Requirements

  • High school diploma or GED required.
  • 3–5 years of commercial HVAC maintenance and repair experience.
  • EPA Section 608 Universal Certification required.
  • Valid driver’s license with acceptable driving record.
  • Ability to independently troubleshoot and repair HVAC systems.
  • Knowledge of electrical, mechanical, and refrigeration principles.
  • Ability to read wiring diagrams, schematics, and equipment manuals.
  • Strong customer service and communication skills.

Nice To Haves

  • HVAC Trade School or Technical Certification.
  • Experience with Building Automation Systems (BAS) or Energy Management Systems (EMS).
  • OSHA 10 Certification.
  • Experience working in retail, warehouse, distribution, or multi-site facilities environments.

Responsibilities

  • Perform preventive maintenance, inspections, troubleshooting, and repairs on commercial HVAC/R equipment.
  • Diagnose mechanical, electrical, and control-related issues on rooftop units, split systems, package units, exhaust fans, make-up air units, and refrigeration systems.
  • Repair or replace motors, contactors, capacitors, belts, thermostats, sensors, relays, compressors, and other HVAC components.
  • Perform basic electrical diagnostics using meters and testing equipment.
  • Maintain proper refrigerant handling procedures in accordance with EPA regulations.
  • Respond to emergency HVAC service calls and prioritize repairs based on operational impact.
  • Complete work orders accurately and document findings, repairs, labor, and materials used.
  • Assist with equipment startups, shutdowns, and seasonal maintenance activities.
  • Coordinate with vendors and contractors when specialized repairs are required.
  • Identify opportunities to improve equipment reliability, efficiency, and lifecycle performance.
  • Support building maintenance activities as needed.
  • Assist with training and mentoring HVAC Maintenance Technician I personnel.
  • Ensure compliance with all OSHA, environmental, and company safety standards.
