About The Position

This position is responsible for performing HVAC repair and maintenance on city-owned facilities. Installs, repairs, maintains, and replaces commercial HVAC and refrigeration equipment. Troubleshoots electrical, mechanical, refrigeration, pneumatic, and electronic control systems. Installs and repairs refrigerant piping, condensate drains, ductwork, dampers, thermostats, and related HVAC components. Performs preventive maintenance, diagnoses failures, and repairs or replaces components. Recovers, evacuates, charges, and handles refrigerants in accordance with EPA regulations. Performs leak detection and pressure testing of refrigeration systems. Installs and services digital controls and building automation systems (BAS/BMS). Reads and interprets blueprints, wiring diagrams, specifications, and technical manuals. Operates various diagnostic equipment. Coordinates with contractors and vendors during major repairs and capital improvement projects. Documents repairs, labor, materials, and preventive maintenance activities using the City's computerized maintenance management system (CMMS). Maintains inventory of HVAC parts and recommends replacement equipment. Responds to emergency HVAC failures after normal business hours as assigned. Maintains compliance with OSHA, EPA, NFPA, International Mechanical Code, and applicable building codes. Assists other Facilities Maintenance trades as needed. Performs other related duties as assigned.

Requirements

Knowledge of commercial HVAC and refrigeration systems.
Knowledge of electrical troubleshooting up to 480 volts.
Knowledge of refrigeration cycle theory.
Knowledge of commercial boilers and chillers.
Knowledge of pneumatic and electronic controls.
Knowledge of Building Automation Systems (BAS).
Knowledge of Variable Frequency Drives (VFDs).
Knowledge of mechanical and electrical blueprints.
Knowledge of preventive maintenance practices.
Knowledge of EPA refrigerant handling requirements.
Knowledge of OSHA safety regulations.
Knowledge of mechanical, plumbing, and electrical codes.
Skill in diagnosing complex HVAC system failures.
Skill in brazing, soldering, and refrigerant piping installation.
Skill in electrical troubleshooting.
Skill in using HVAC diagnostic instruments.
Skill in reading schematics and technical manuals.
Skill in time management and prioritization.
Skill in written and verbal communication.
Skill in customer service.
Ability to work independently with minimal supervision.
Ability to lift and carry equipment weighing up to 75 pounds.
Ability to work from ladders, scaffolds, aerial lifts, and rooftops.
Ability to work in confined spaces and adverse weather conditions.
Ability to respond calmly during emergency situations.
Ability to establish and maintain effective working relationships with employees, contractors, and the public.
Completion of a vocational or technical program in HVAC or a related field preferred.
Two (2) years of progressively responsible experience installing and servicing commercial HVAC systems.
Equivalent combination of education and experience may be considered.

Nice To Haves

Five (5) or more years of commercial HVAC experience.
Experience with Building Automation Systems (Johnson Controls, Trane, Siemens, Honeywell, Alerton, or similar).
Experience with commercial chillers and boiler systems.
Experience working in institutional, municipal, healthcare, or educational facilities.

Responsibilities

Performing HVAC repair and maintenance on city-owned facilities.
Installing, repairing, maintaining, and replacing commercial HVAC and refrigeration equipment including split systems, package units, heat pumps, RTUs, air handlers, chillers, cooling towers, boilers, VRF systems, VAV systems, exhaust and supply fans, and make-up air units.
Troubleshooting electrical, mechanical, refrigeration, pneumatic, and electronic control systems.
Installing and repairing refrigerant piping, condensate drains, ductwork, dampers, thermostats, and related HVAC components.
Performing preventive maintenance including filter replacement, belt replacement and alignment, lubrication, coil cleaning, drain cleaning, refrigerant checks, motor inspections, and electrical inspections.
Diagnosing compressor failures, refrigerant leaks, airflow problems, electrical failures, and control issues.
Repairing and replacing compressors, motors, bearings, blower assemblies, expansion valves, contactors, capacitors, relays, sensors, and other HVAC components.
Recovering, evacuating, charging, and handling refrigerants in accordance with EPA regulations.
Performing leak detection and pressure testing of refrigeration systems.
Installing and servicing digital controls and building automation systems (BAS/BMS).
Reading and interpreting blueprints, wiring diagrams, specifications, and technical manuals.
Operating recovery machines, vacuum pumps, combustion analyzers, refrigerant gauges, multimeters, megohm meters, and other diagnostic equipment.
Coordinating with contractors and vendors during major repairs and capital improvement projects.
Documenting repairs, labor, materials, and preventive maintenance activities using the City's computerized maintenance management system (CMMS).
Maintaining inventory of HVAC parts and recommending replacement equipment when systems become unreliable or beyond economical repair.
Responding to emergency HVAC failures after normal business hours as assigned.
Maintaining compliance with OSHA, EPA, NFPA, International Mechanical Code, and applicable building codes.
Assisting other Facilities Maintenance trades as needed.
Performing other related duties as assigned.
