About The Position

Responsible for trouble-shooting and repair efforts on commercial grade heating, ventilating, and air conditioning (HVAC) systems and multi-zone systems that incorporate pneumatic, electronic, and/or programmable logic controls. Assists in the creation of plans for HVAC modifications, and the installation of components involving various controls and programming scenarios.

Requirements

  • High School, Vocational School diploma or GED.
  • Five years building maintenance experience preferred experience in commercial HVAC installation, maintenance and repair.
  • Any equivalent combination of education and experience which provides the minimum level of qualifications stated above.
  • Valid Class C Driver's License and a satisfactory Motor Vehicle Record (MVR).
  • Current EPA 608 universal refrigerant handling certification.
  • Knowledge of building maintenance, and construction methods, equipment and materials.
  • Knowledge of carpentry, plumbing, heating and air conditioning, and electrical systems.
  • Knowledge of local and national building codes as applies to the HVAC. (other trades helpful.)
  • Ability to read and interpret HVAC and electrical schematics, building plans, specifications and blueprints.
  • Ability to communicate effectively, both orally and in writing.
  • Fully understands and has mastered the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using a manifold gauge set, pressure temperature chart, and temperature measurement devices for routine maintenance and to troubleshoot . Understands refrigeration recovery, evacuation and charging.
  • Understands the installation and sizing of refrigerant piping.
  • Fully understands and has mastered the heating cycle to include: identifying. The components in the heating system, understanding how each component works, diagnosing and correcting problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair. Fully understands and has mastered the theory of combustion and how it relates to gas furnaces. Must be able to perform a combustion analysis on all combustible heating systems and analyze its results.
  • Fully understands and has mastered electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits.
  • Ability to read wiring advanced wiring diagrams.
  • Knowledge of Ohms Law.
  • Ability to use multi-meters to read voltage, current and resistance values. Must be able to troubleshoot advanced electrical circuits.
  • Fully understands and has mastered the fundamentals of temperature and humidity measurement and control in air conditioning units. Understands the process of treating air so as to simultaneously control its temperature, humidity, cleanliness and distribution. Ability to use a psychometric chart to determine the results of mixing air having various properties.
  • Must be able to repair, adjust, maintain, retrofit and troubleshoot the following equipment: All types and sizes of refrigerant controls, All types and sizes of compressors, All types and sizes of heat pumps, All types and sizes of split systems, All types and sizes of packaged units, All types and sizes of ductless splits, All types and sizes of electric motors
  • Must be proficient in soldering and brazing.
  • Must be able to operate refrigerant injection and recovery equipment according to EPA guidelines.
  • Must be able to work with minimum supervision in the field

  • Essential functions continuously require the ability to move/transport items weighing up to 25lbs.

  • Essential functions frequently require the ability to move oneself about the job site by walking; bend body downward and forward by bending spine and legs, twisting at the waist, hips or knees; maintain body equilibrium to prevent failing when walking, standing, crouching or navigating narrow, slippery or erratically moving surfaces; push or pull items; repetitively use hands/arms/legs; grasp items; and move/transport items weighing between 26lbs and 75lbs.
  • Incumbents must frequently be able to hand stress and emotions; remember names and other details; make decisions; adjust to changes; examine and observe details; and discriminate color.
  • Additionally, frequently require incumbents to direct others; maintain stamina during the work day; meet deadlines; operate equipment; stay organized; and use math/calculations.
  • Essential functions occasionally require the ability to remain in a stationary position (sitting/standing); move oneself by crawling on hands and knees; ascend and descend ladders, stairs, and ramps; reach overhead; position oneself by crouching or kneeling; and move/transport items weighing over 75lbs.
  • Essential Functions require the ability to use effective verbal and written communication; and use of hand/eye coordination and fine manipulation to use tools and equipment.
  • Incumbents regularly must be able to work around equipment/machinery; drive county vehicles and other equipment; and walk on uneven ground.

Responsibilities

  • Performs HVAC troubleshooting, diagnosis, and repair of commercial air conditioning and multi-zone heating and cooling systems that incorporate a variety of control systems. Items may include but are not limited to: minor duct work, additions and renovations; installing air-conditioning units, heaters, exhaust fans and compressors.
  • Performs, and assists with maintenance and repair of assigned buildings, grounds, and equipment, including air conditioning, heating electrical, refrigeration and plumbing systems.
  • Assists MPM in developing heating, ventilating, and air conditioning (HVAC) system modification plans and estimates for remodel activities.
  • Assist in the creation of preventive maintenance checklists for new equipment.
  • Completes requisitions for materials and service needs for maintenance and repair activities, including chemicals, mechanical, plumbing and electrical supplies. Picks up items from local suppliers as required.
  • Ensure proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Maintains records of maintenance schedules and maintenance performed; maintains EPA required records of refrigerant usage and purchase for HVAC equipment.
  • Responds to service calls after hours during assigned on call shift, or in emergencies.
  • Assists other trades in maintenance and repairs as necessary
  • Regular and predictable attendance is required.
  • Performs miscellaneous job-related duties as assigned
