About The Position

Leisure World of Maryland Corporation (LWMC) is seeking an HVAC Foreman for its private, age-restricted community in Montgomery County, Maryland. This full-time position involves supervising and participating in the installation, maintenance, service, and repair of air conditioning and refrigeration systems and equipment within the community. The role requires managing a team, ensuring work is performed safely and professionally, and controlling departmental expenses within budget.

Requirements

CFC certification and/or license in refrigerant, transition and recovery
Full Maryland State HVAC Master License
Current valid driver's license with a clean driving record
Minimum of ten (10) years' experience in HVAC maintenance
Minimum of five (5) years of experience in light commercial work
Minimum five (5) years as Foreman/supervisor of facilities maintenance HVAC work force

Responsibilities

Supervise and participate in the installation, maintenance, and repair of HVAC systems to ensure work is performed satisfactorily, safely, and professionally, adhering to job specifications and efficient resource utilization.
Plan, schedule, and assign work to ensure proper distribution, adequate staffing, and efficient performance.
Prepare reports and analyses on project progress, trends, and recommendations.
Establish and/or assist in establishing preventive maintenance programs for HVAC systems and equipment.
Provide training and instruction to personnel on HVAC activities to ensure acceptable work performance.
Perform personnel management functions including interviewing, reviewing job descriptions, scheduling time-off, conducting performance evaluations, and recommending merit increases. Prepare timecards for payroll.
Make recommendations and/or assist in personnel actions such as hiring, promotions, disciplinary actions, and terminations. Approve time-off requests.
Ensure the cleanliness, maintenance, and inspection of all assigned departmental vehicles.
Manage material and supply needs for the department, ensuring sufficient stock in the warehouse and vehicles.
Respond to resident complaints regarding work performed.
Control departmental expenses within the assigned budget.
Ensure work is performed in accordance with established safety procedures, including wearing appropriate protective clothing and proper disposal of hazardous materials.
