About The Position

Leisure World of Maryland Corporation (LWMC) is seeking an HVAC Foreman for its private, age-restricted community in Montgomery County, Maryland. This full-time position involves supervising and participating in the installation, maintenance, service, and repair of air conditioning and refrigeration systems and equipment within the community. The role requires managing a team, ensuring work is performed safely and professionally, and controlling departmental expenses within budget.

Requirements

  • CFC certification and/or license in refrigerant, transition and recovery
  • Full Maryland State HVAC Master License
  • Current valid driver's license with a clean driving record
  • Minimum of ten (10) years' experience in HVAC maintenance
  • Minimum of five (5) years of experience in light commercial work
  • Minimum five (5) years as Foreman/supervisor of facilities maintenance HVAC work force

Responsibilities

  • Supervise and participate in the installation, maintenance, and repair of HVAC systems to ensure work is performed satisfactorily, safely, and professionally, adhering to job specifications and efficient resource utilization.
  • Plan, schedule, and assign work to ensure proper distribution, adequate staffing, and efficient performance.
  • Prepare reports and analyses on project progress, trends, and recommendations.
  • Establish and/or assist in establishing preventive maintenance programs for HVAC systems and equipment.
  • Provide training and instruction to personnel on HVAC activities to ensure acceptable work performance.
  • Perform personnel management functions including interviewing, reviewing job descriptions, scheduling time-off, conducting performance evaluations, and recommending merit increases. Prepare timecards for payroll.
  • Make recommendations and/or assist in personnel actions such as hiring, promotions, disciplinary actions, and terminations. Approve time-off requests.
  • Ensure the cleanliness, maintenance, and inspection of all assigned departmental vehicles.
  • Manage material and supply needs for the department, ensuring sufficient stock in the warehouse and vehicles.
  • Respond to resident complaints regarding work performed.
  • Control departmental expenses within the assigned budget.
  • Ensure work is performed in accordance with established safety procedures, including wearing appropriate protective clothing and proper disposal of hazardous materials.
