About The Position

Operates and maintains the Physical Plant, ensuring the supply of essential services such as water, steam, vacuum, high-pressure air, air conditioning, heat, ventilation, and power to buildings. This role also involves handling maintenance repairs after regular working hours. The position requires regular equipment inspections, testing and repair of fire safety systems, preventive maintenance on HVAC systems and components, operation of boiler and absorber systems, and maintenance of specialized equipment in research labs. The HVAC Engineer will also operate building management systems, respond to alarms, maintain the hydrotherapy pool, assist outside contractors, manage oxygen systems, and respond to emergency calls for various building issues. The role emphasizes adherence to safety procedures, communication with diverse patient populations, and installation of specific equipment like enclosed beds and ECU units. Other duties may be assigned by the Director.

Requirements

  • High School diploma or equivalent.
  • Trade school graduate or 2 years experience on boilers and HVAC equipment or adequate experience and training as determined by the Director of Engineer.
  • Applicable City of White Plains licensure required.
  • Basic plumbing and electrical work.
  • Building automation systems, their design, function and operation.
  • General maintenance practices for HVAC system which includes but not limited to belts, filters, controls, motors, coils, etc.
  • Knowledge of the accepted practices, processes, materials, and tools of the maintenance trades.
  • Knowledge of electric motors, generators, pumps, pressure systems, water systems and other equipment and systems.
  • Knowledge of the servicing and maintenance of simple power, heating, and cooling units.
  • Knowledge of the occupational hazards and safety precautions of the building maintenance trades.
  • Light plumbing and electrical Work.
  • Ability to do routine mechanical or electrical maintenance and care for tools.
  • Ability to work from sketches, drawings, and blueprints.
  • The job duties require an employee to bend, reach, kneel, and stand for extended periods.
  • The job duties require an employee to climb ladders.
  • The job duties require an employee to move heavy objects.
  • Required to work in areas which can be extremely hot, humid, fumes and potential hazards of mechanical equipment.
  • Respond to emergencies under pressure.

  • Must be available to work rotating shifts, as needed.

Responsibilities

  • Makes regular rounds for equipment inspections on all three shifts, reads gauges and meters to determine equipment condition and checks for malfunctions.
  • Inspects and tests fire alarm systems, fire sprinkler systems, fire pumps, and hydrants, and performs replacements and repairs as needed.
  • Performs preventive maintenance on all HVAC Systems and related components, controls, and relays.
  • Operates boiler systems, checks water levels, steam pipes, oil supply and psi, low water cutoffs, and limit controls.
  • Maintains and operates absorbers, taking readings to determine operating condition.
  • Reports any abnormal findings to supervisors.
  • Maintains and operates all HVAC and related equipment in the Research Labs, including distilled water units, acid sink crocks, and HEPA Filters.
  • Repairs and adjusts equipment.
  • Reports major equipment malfunctions or unusual conditions to his Supervisor.
  • Maintains tools, equipment, and work areas in clean, safe, and orderly condition.
  • Operates building management systems, adjusts temperatures, and observes operation.
  • Responds to equipment alarms on the building management system and makes adjustments when necessary.
  • Operates and maintains the hydrotherapy pool, adjusts levels, takes chemical readings, and makes adjustments.
  • Cleans/vacuums pool as required.
  • Observes and assists outside service contractors.
  • Reports low pressure supply for reordering of 02 and performs minor repairs to the system as required.
  • Responds to emergency calls after regular working hours for repairs of lights, clogged drains, leaks, etc.
  • Practices Universal Precautions.
  • Demonstrates the ability to communicate with pediatric, adolescent, young adult, and geriatric patients and visitors.
  • Installs enclosed beds and ECU units.
  • Performs other duties as directed by the Director.
  • Performs other duties as assigned.
