Requirements

High school diploma and experience in the installation and maintenance of HVAC systems or in the operation and maintenance of HVAC mechanical and building control systems.
Relevant experience may be substituted for the required diploma on a year-for-year basis.
Working knowledge of safety practices, tools, equipment, materials, and supplies used in HVAC and chiller plant maintenance, troubleshooting, repair, and overhaul of systems.
Must possess or have the ability to obtain certification for the purchase of Freon.
Must have the knowledge and skill to operate lifts and motorized equipment.
Knowledge and experience in logic based systems/building controls.
Knowledge of chiller plant systems.
Must have and maintain a valid driver's license.
Must be able to lift 50lbs. above head.
Must have the ability to squat, reach, grasp, bend, crawl, stoop, climb, and work in elevated and/or confined environments.
Must be able to work in all types of weather day or night, 365 days of the year.
Must be able to travel to multiple campuses.
Must be able to travel on occasion for training.

Responsibilities

Installs, cleans and maintains HVAC and Refrigeration systems.
Inspects and tests HVAC and Refrigeration systems and components.
Discusses heating or cooling system malfunctions with users to isolate problems or to verify that repairs corrected malfunctions.
Repairs or replaces worn or defective parts.
Recommends maintenance to improve system performance.
Studies blueprints, design specifications, or manufacturers’ recommendations to ascertain the configuration of heating or cooling equipment components and to ensure the proper installation of components.
Monitors direct digital control systems, running diagnostics, responding to system alarms, investigating and repairing technology problems.
Uses EMS data to determine proper functioning of equipment.
Provide skilled planned, preventive and emergency maintenance and repairs to all buildings, grounds, equipment, and fixtures for all College designated buildings working independently, with fellow technicians or external vendors.
Effectively manage external venders in HVAC.
Provide support to College events as needed, participates in rotational on-call night and weekend duty to handle emergency work requests, and available 24/7 for weather and utility emergencies.
Responsible for the efficient operations and maintenance of HVAC building systems and Refrigeration systems.
Must have the ability to master all types of building automated control systems, programing systems to provide the best ratio of utility consumption verse customer comfort.
Provides quick responses to complaints of too hot, too cold or run schedule for weekend operation.
Develop and oversee facility HVAC projects utilizing project management software.
Working with the Physical Plant’s Project Manager, internal customers and external vendors, write project descriptions, scope and justifications, initiate plans, obtain pricing and documentation to obtain approvals, procure resources and effectively manage the project through completion.
Monitors, manages and inspects HVAC and Refrigeration projects to insure compliance with national, state and local code requirements.
Maintain OSHA compliance and maintain safety standards, including but not limited to HazCom, Bloodborne Pathogens, Lockout Tag and safety programs.
Utilize tools and equipment safely and properly.
Perform other duties as required.
