About The Position

The HVAC Building Maintenance Worker III performs skilled work on HVAC systems, including preventive maintenance, troubleshooting, and minor repairs. This position operates with more independence and technical responsibility than Level II, and includes responsibilities in boiler maintenance and hydronic system treatment. The individual in this position will work Monday-Friday from 6:00 a.m. - 2:30 p.m.

Requirements

  • High school diploma or General Education Diploma (GED)
  • Three years of experience in HVAC and mechanical system maintenance
  • Intermediate knowledge of HVAC systems, including boiler and hydronic operations
  • Familiarity with chemical treatment processes for closed-loop systems
  • Proficiency in using diagnostic tools and meters
  • Valid Oregon driver’s license; or driver’s license from another state with ability to obtain Oregon license within 30 days of hire/transfer into position
  • CPR/First Aid card
  • Blood borne pathogen training

Responsibilities

  • Perform preventative maintenance on HVAC systems District-wide.
  • Perform routine boiler maintenance, including inspection, cleaning, and operation checks.
  • Troubleshoot and repair basic issues involving thermostats, motors, belts, and controls.
  • Monitor and maintain closed-loop hydronic systems, including chemical treatment and water quality testing.
  • Assist in the installation and modification of HVAC and boiler components.
  • Monitor system performance and recommend repairs or upgrades.
  • Collaborate with vendors and contractors as needed.
  • Transport tools, materials, and equipment as needed.
  • Document maintenance activities accurately and in a timely manner, maintaining accurate service logs and maintenance records.
  • Report issues beyond essential duties of this position to supervisors.
