About The Position

The Omaha Housing Authority (OHA) is seeking a dedicated compliance professional to support residents and contribute to the mission of providing safe and affordable housing. Requirements

  • High school diploma/GED or equivalent required.
  • A minimum of two years’ experience in customer service, business administration, or a combination of experience and training.
  • Computer skills and proficiency using Microsoft Office products.
  • Strong ability to identify, analyze, and solve problems.
  • Strong communication skills.
  • Ingenuity in anticipating and meeting unexpected situations.
  • Ability to maintain OHA’s philosophy and image with residents and when representing the organization in the community.
  • Possess and maintain a valid motor vehicle license and have a good driving record.
  • Must be insurable under the OHA Auto Insurance policy.
  • Reliable transportation to OHA property sites throughout the work day.
  • Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, HUD, local, state, federal officials.
  • Ability to communicate with people from a broad range of socio-economic backgrounds.

Nice To Haves

  • Associate's degree in Business Administration, Human Services, or a related field is preferred.
  • Property Management Rent Calc Certification, Eligibility Certification and any other classes required.
  • Incumbents are required to obtain Property Management Rent Calculation and Eligibility Certifications within the first 18 months of employment.

Responsibilities

  • Ensure annual re-certification and interim reviews are in compliance with HUD and NIFA regulations and OHA policies and procedures.
  • Schedule and conduct interim and annual case reviews to determine client eligibility, using proper interviewing and investigating techniques to obtain accurate information and verifications.
  • Accurately calculate housing subsidy and rent amounts.
  • Conduct case reviews in person, by mail, and through computer DocuSign or online certification processes.
  • Ensure 100% completion of annual re-certifications on time by following established procedures for scheduling, tracking progress, processing verifications, and inputting files.
  • Complete annual reviews for all residents in compliance with HUD regulations and OHA policies and procedures.
  • Ensure 100% completion of interim re-certifications by the end of the month following the reported change notification, following established procedures to avoid adverse effects on property account receivables.
  • Complete continued eligibility determinations for Low Income Housing Tax Credit programs and other assigned housing assistance programs.
  • Comply with monthly and annual reporting requirements of MHEG & NIFA.
  • Maintain daily production workflow reports.
  • Assist residents with paperwork completion, explaining policies, procedures, and required forms.
  • Minimize repeated items noted by QC on Re-Audit sheets.
  • Promote harmonious relationships between residents and staff, being firm but fair in carrying out management/maintenance responsibilities.
  • Clearly understand and effectively communicate all aspects of OHA's policies and procedures to residents and staff.
  • Provide overall leadership to establish constructive working relationships between residents, OHA staff, and community agencies.
  • Compile data, review statistical information, and prepare various reports.
  • Review files in preparation for audits and assist in gathering necessary documentation.
  • Provide back-up coverage for the property management office as needed.
  • Engage in daily contact with residents and resident organizations.
  • Engage in frequent contact with OHA executive staff, including the compliance department.
  • Engage in periodic contact (telephone, correspondence, in-person) with advocacy groups, welfare, social service, and community agencies, area businesses, churches, and school staff.
  • Work weekend and evening hours when necessary to complete annual and interim re-certifications by deadlines.
  • Assist with special projects.
  • Conduct general or specialized training sessions for OHA staff and residents.
  • Perform other duties as assigned.
