About The Position

Jamison Management Company is seeking a Housekeeper/Groundskeeper to support the cleanliness of all common areas for current residents and vacant apartments. This role is crucial for ensuring resident satisfaction and enhancing the property's appearance through detailed cleaning and maintenance tasks.

Requirements

  • High school diploma required.
  • Prior cleaning skills preferred.
  • Must know how to use common cleaning supplies and equipment.
  • Oral and written fluency in English preferred.
  • Must have a valid state driver's license with a clean driving record.
  • Ability to use smartphones to send email, text, and use applications.
  • Ability to use electronic timekeeping system.
  • Ability to use cleaning supplies and equipment.
  • Ability to complete tasks on time when assigned.

  • Ability to travel to multiple properties in the portfolio to complete assigned work.
  • Ability to independently lift/carry supplies or equipment up to 40 lbs.
  • Requires use of personal or vehicle, or electrical cart.
  • Ability to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to read/speak/write English language proficiently.
  • Ability to work a flexible work schedule to include weekends, evenings, and holidays.
  • Regularly required to communicate by phone, email, and in-person discussions.
  • Required to use hands, fingers, feel, and reach with hands to perform job tasks.
  • Position is very active and requires standing or walking for long periods of time (up to 8 hours).
  • Position requires bending, kneeling, stooping, crouching, crawling, and climbing all day.
  • Must frequently lift and/or move items over 41 pounds with assistance.
  • Ability to lift below waist up to 40 pounds and above waist 25 pounds.
  • Ability to push and pull up to 60 pounds of force.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Ability to meet required cleaning deadlines on time.

Responsibilities

  • Perform initial clean up and final detailed cleaning of apartment unit turnovers, including refrigerators, range/ovens, exhaust fans and filters, counters, cabinets, sinks, vanities, tubs, showers, walls, floors, carpets, doors, windows, utility closets, washers, and dryers.
  • Perform trash removal from units, including trash, food, furniture, fixtures, and other abandoned belongings. Assistance will be provided for furniture removal requiring help.
  • Maintain an average of 5 vacant cleans per week, ensuring vacant units are completed within approved budgeted hours and total unit turn time does not exceed 10 days.
  • Walk the property daily to clean leasing office, tour path, model apartments, laundry rooms, recreation rooms, elevators, stairwells, pools, and amenities, ensuring general curb appeal and impeccable cleanliness.
  • Perform cleaning and removal of trash and debris from common areas, pet stations, dumpster areas, and vacant units.
  • Perform exterior duties such as watering flowers, removing weeds, sticks, or trash from property entrances, pool areas, clubhouse entrances, sidewalks, breezeways, stairwells, and other common areas.
  • May perform other duties such as light painting, installing HVAC filters, window coverings, light bulbs, and smoke detector batteries when no cleaning or exterior work is available.
  • May perform inspection walks with Pest Control weekly, completing inspection logs that include testing faucets for leaks, filters, housekeeping concerns, and documenting maintenance issues reported by tenants.
  • Wash common area windows, screens, curbs, entrances, sidewalks, pool decks, furniture, and other surfaces as needed.
  • Wash light poles and fixtures as needed.
  • Keep work areas, cleaning supplies, storage areas, and equipment clean and well-organized.
  • Maintain an adequate inventory of cleaning supplies and equipment, notifying the supervisor when supplies are needed.
  • Follow established techniques, procedures, and policies for storing, using, and mixing chemicals, disinfectants, and solutions, and for proper waste disposal.
  • Ensure appropriate caution/safety signs are posted before performing duties that could cause safety risks and removed when the risk is removed.
  • Keep work areas attractive and free of hazardous objects, putting away equipment immediately after use.
  • Use appropriate safety and protective equipment when handling hazardous waste and/or chemicals.
  • Report any health, safety, or sanitation concerns to the supervisor, including any apartment repairs or conditions needing attention from other departments.
  • Follow all established PPE policies when handling chemicals and cleaning, including wearing gloves, masks, and aprons.
  • Communicate with the Community Manager on work progress daily.
  • Maintain an organized schedule and complete daily tasks on time.
  • Ensure all work is completed according to TMC Property Management company standards.
  • Comply with TMC Property Management Company policies and procedures for all maintenance operations.
  • Participate in safety meetings and perform all work duties in a safe and efficient manner.
  • Ensure all keys are secured and not taken home without authorization.
  • Report any inoperable vehicles, leaks, mold, injuries, or criminal activity to the Community Manager and ensure an incident report is submitted immediately.
