About The Position

Jamison Management Company is seeking a Housekeeper/Groundskeeper to support the cleanliness of all common areas for current residents and vacant apartments. This role involves performing detailed cleaning to ensure resident satisfaction and improve the property's appearance. The Housekeeper will work under the supervision of the Community Manager.

Requirements

  • High school diploma required.

  • Ability to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to read/speak/write English language proficiently.
  • Ability to work a flexible work schedule to include weekends, evenings, and holidays.
  • Regularly required to communicate by phone, email, and in-person discussions.
  • Required to use hands, fingers, feel, and reach with hands to perform job tasks.
  • Position is very active and requires standing or walking for long periods of time (up to 8 hours).
  • Requires bending, kneeling, stooping, crouching, crawling, and climbing all day.
  • Must frequently lift and/or move items over 41 pounds with assistance.
  • Ability to lift below waist up to 40 pounds and above waist 25 pounds.
  • Ability to push and pull up to 60 pounds of force.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Ability to use general cleaning supplies and equipment such as, Windex, Sheila Shine, toilet bowl cleaners, all purpose cleaner, tile/grout cleaner, dish soap, and disinfectant wipes.
  • Ability to meet required cleaning deadlines on time.
  • A valid driver’s license and reliable transportation is needed.

Responsibilities

  • Performs initial clean up and final detailed cleaning of apartment unit turnovers, including refrigerators, range/ovens, exhaust fans and filters, counters, cabinets, sinks, vanities, tubs and showers, walls, floors, carpets, doors, windows, utility closets, washers and dryers.
  • Performs trash removal from units when necessary, including trash, food, furniture, fixtures, and other abandoned belongings. Removal of furniture that requires assistance will be accommodated.
  • Maintains an average of 5 vacant cleans per week, ensuring vacant units are completed within owner-approved budgeted hours. Total unit turn time should not exceed 10 days.
  • Walks the property daily to clean the leasing office, tour path, model apartments, laundry rooms, recreation rooms, elevators, stairwells, pools, amenities, and ensures general curb appeal.
  • Performs cleaning and removal of trash and other debris from common areas, pet stations, around dumpsters, and vacant units.
  • Performs exterior duties such as watering flowers, removing debris (weeds, sticks, trash) from property entrances, pool areas, clubhouse entrances, sidewalks, breezeways, stairwells, and other common areas.
  • May perform other duties such as light painting, installing fixtures (HVAC filters, window coverings, light bulbs, smoke detector batteries), or other light maintenance work when no cleaning or exterior work is available.
  • May perform inspection walks with Pest Control weekly and complete inspection logs, testing faucets for leaks, checking filters, documenting housekeeping concerns, and reporting maintenance issues.
  • Washes common area windows and screens, curbs, entrances, sidewalks, pool decks and furniture, and other surfaces as needed.
  • Washes light poles and fixtures as needed.
  • Keeps work areas, cleaning supplies, storage areas, and equipment clean and well-organized.
  • Maintains an adequate inventory of cleaning supplies and equipment, notifying supervisor when supplies are needed.
  • Follows established techniques, procedures, and policies for storing, using, and mixing chemicals, disinfectants, and solutions, and for proper waste disposal.
  • Ensures appropriate caution/safety signs are posted before performing duties that could cause slips/falls or other safety risks, and removed when the risk is removed.
  • Keeps work areas attractive and free of hazardous objects, putting away equipment immediately after use.
  • Uses appropriate safety and protective equipment when handling hazardous waste and/or chemicals.
  • Reports any health, safety, or sanitation concerns to the supervisor, including any apartment repairs or conditions needing attention by other departments.
  • Follows all established PPE policies when handling chemicals and/or cleaning.
  • Communicates with Community Manager on progress of work daily.
  • Maintains organized schedule and completes daily tasks on time.
  • Ensures all work is completed according to TMC Property Management company standards.
  • Complies with TMC Property Management Company policies and procedures for all maintenance operations.
  • Participates in safety meetings and performs all work duties in a safe and efficient manner.
  • Secures all keys and does not take keys home without authorization.
  • Reports any inoperable vehicles, leaks, mold, injury, or criminal activity to the Community Manager and ensures an incident report is submitted immediately.
  • Assists in trashing out vacant apartments.
  • Follows established policies governing the use of labels and Material Safety Data Sheets (MSDS).
  • Participates in the annual cleaning of the community.
  • Ensures resident satisfaction and completes work orders performing quality work, using effective time management, and cleaning work area after completion.
  • Assists office staff, as needed, with posting notices on resident’s doors.
  • Complies with TMC Property Management uniform requirements.
  • Attends and participates in company meetings and trainings.
  • Performs other duties as assigned.
