About The Position

The Home Equity Processor supports the end-to-end processing of home equity loan applications for Credit Union of Texas, ensuring that each file is complete, accurate, compliant, and ready for closing. The role partners closely with members, internal lending staff, and third parties (title companies, appraisers, flood vendors, payoff providers) to gather and verify documentation, issue timely TRID disclosures, and resolve outstanding conditions. Operating in a high-volume, fast-paced environment, the Processor uses CUTX's loan origination and servicing platforms — together with CUTX-approved AI tools — to triage documents, prepare files, and deliver responsive, regulation-compliant service consistent with CUTX's member experience standards.

Requirements

High school diploma or equivalent (GED) required.
Minimum one to two (1–2) years of experience in loan processing, funding analysis, or a closely related lending operations role.
Active MLO registration through the Nationwide Mortgage Licensing System and Registry (NMLS) under the SAFE Act, or ability to obtain within required onboarding timeframe.
Working knowledge of home equity loan policies, procedures, and documentation, including lien perfection on real property.
Working knowledge of TRID disclosure timing and content requirements, Texas home equity lending requirements (Texas Constitution Article XVI §50(a)(6)), RESPA, and applicable federal consumer lending regulations.
Proficiency with Microsoft Office (Word, Excel, Outlook) and ability to learn CUTX systems including Episys, Salesforce, DocuSign, and CRM.
Accurate typing skills (40 wpm) and comfort with standard office equipment (printer, scanner, calculator, telephony).
Strong written and verbal communication, with the ability to explain documentation requirements clearly to members.
Strong attention to detail and ability to manage a high-volume pipeline with competing deadlines.
Ability to apply basic math (interest, percentages, proportions) and read and interpret financial documents.
Ability to work constructively within a team and contribute to department success.
AI Literacy - Intermediate: The role uses AI-augmented document extraction and processing tools (Tier 2) and is responsible for human-in-the-loop review on every member-impacting output.
Member Centricity - Intermediate: The role interacts directly with members during a significant financial transaction; tone, accuracy, and responsiveness shape the member experience.
Operational Discipline - Advanced: Files must be complete, accurate, and audit-ready; documentation and disclosure timing gaps create direct regulatory exposure.

Use of AI tools outside this list requires prior approval from the role's department leader and the AI Council, per the Generative AI Usage Policy §4.
Using AI output as the sole basis for any adverse member action, including a decision to deny, withdraw, or condition a home equity loan.
Entering member NPI (full account numbers, Social Security numbers, complete loan applications, tax returns) into any AI tool not explicitly approved for that data classification.
Using consumer AI tools to draft TRID disclosures, adverse action notices, or other regulated member-facing documents; these must be generated from approved templates and reviewed per existing procedure.

Responsibilities

Order and follow up on appraisals, title work, flood searches, and third-party payoff requests; document receipt and status in the loan system.
Review supporting documents (income, asset, identity, property) for accuracy, validity, and conformance to program requirements.
Update loan system, CRM, Salesforce, and tracking logs with current file status, conditions, and communications.
Perform final pre-closing review on processed files to confirm all conditions are cleared before handoff to the closing team.
Send required notices on denied or withdrawn loans within applicable timeframes.
Maintain proactive communication with borrowers regarding outstanding documentation, status updates, and disclosure receipt.
Respond to HELOC and Non-Owner Occupied LOC questions from members and internal partners with courtesy, accuracy, and professionalism.
Coordinate with title companies via email and phone to order title work and gather required title documentation.
Follow up with third parties (appraisers, payoff lenders, flood vendors, insurance carriers) to ensure timely receipt of required items.
Deliver service consistent with the CUTX creed (Care, Understand, Teach, eXceed) and CUTX core values.
Ensure each home equity file complies with Texas home equity lending requirements under the Texas Constitution Article XVI §50(a)(6) and applicable federal regulations.
Maintain active MLO registration through the Nationwide Mortgage Licensing System and Registry (SAFE Act).
Document all member and third-party communications and loan activity in the system of record sufficient to support audit, examination, and investor review.
Apply CUTX policies and procedures, regulatory requirements, and program guidelines consistently across all files.
Support the Home Equity Operations Manager and team with department duties as assigned, including back-up coverage during peak volume or absences.
Build collaborative relationships with internal departments to surface and resolve mortgage-related needs.
Identify recurring file issues, documentation gaps, or process friction and recommend improvements to the Home Equity Operations Manager.
Participate in pilots of CUTX-approved AI tools that support loan processing, contribute feedback, and adopt approved enhancements.
AI-assisted document extraction and triage — AI extracts structured data (income, assets, identity, property) from borrower-submitted documents to populate the loan file.
AI-assisted condition tracking and follow-up prioritization — AI ranks outstanding conditions and recommends follow-up cadence based on file age and closing target.
AI-assisted disclosure timing checks — AI flags files at risk of missing TRID or re-disclosure deadlines for processor action.
AI-augmented productivity tools — drafting member communications, summarizing documents, and supporting day-to-day processing tasks.
Apply human-in-the-loop review on every AI-extracted data field, condition recommendation, and member-facing communication before it affects the loan file or is sent to the member.
Stop reliance on AI output and escalate immediately if the output appears inaccurate, biased, non-compliant, or outside the role's documented scope (Generative AI Usage Policy §3.5).
Refrain from entering member non-public personal information (NPI), confidential CUTX information, or material non-public information into any AI tool not explicitly approved for that data classification.
Complete all required AI training within thirty (30) days of hire and maintain currency on annual refreshers.
Responsible for all enterprise compliance obligations applicable to a CUTX team member, including BSA/AML, OFAC, USA PATRIOT Act/CIP/CDD, GLBA and the Safeguards Rule, Fair Lending laws (ECOA/Reg B, Fair Housing Act), UDAAP, Information Security and Acceptable Use, and the CUTX Code of Conduct.
Responsible for the CUTX Generative AI Usage Policy (TRAIGA / HB 149-aligned), the CUTX AI Playbook (including Tier 2 obligations applicable to this role), and Texas Responsible Artificial Intelligence Governance Act (TRAIGA / HB 149) requirements applicable to the role.
Truth in Lending Act (TILA) and Real Estate Settlement Procedures Act (RESPA), as integrated under the TRID disclosure framework (Regulation Z and Regulation X).
