About The Position

The Handyman provides maintenance services and supervision to maintenance staff at a large multi-use professional, retail, or residential complex. The role includes minor repairs and standard maintenance of building equipment, grounds, fixtures, machinery, and lighting in common areas and, where applicable, tenant areas. The Handyman works with management and outside vendors as needed, interacts with tenants about maintenance needs, and ensures work is completed and closed out in a timely manner. The position oversees preventive maintenance, schedules and completes preventive and scheduled maintenance work orders, helps develop maintenance programs, updates equipment and building information, and has an understanding of the Building Management System as it relates to HVAC. Duties also include basic plumbing, electrical, carpentry, locksmith, ceiling tile, and painting work. The role may involve moving objects, supporting promotions and special events, and responding to after-hours emergency calls, including returning to the property when needed. Associates are expected to maintain a professional attitude, follow established policies and safety procedures, and provide exceptional service.

Requirements

High school diploma or High School Equivalency Certificate preferred.
Valid government-issued ID required.
Must join the union of record at the property, if applicable.
Must attend school as designated by 32BJ or as required by management.
Must communicate clearly, listen, seek clarification, and respond appropriately to questions.
Must treat people with respect, keep commitments, work with integrity and ethically, and uphold organizational values.
Must react well under pressure, accept responsibility, and follow through on commitments.
Must observe safety and security procedures, report potentially unsafe conditions, and use equipment and materials properly.

Responsibilities

Perform minor repairs and standard maintenance on equipment associated with buildings, grounds, fixtures, machinery, and lighting in common areas and, where applicable, tenant areas.
Provide supervision and oversight to maintenance staff and assume responsibility for their work.
Work with management to engage outside vendors when necessary and ensure tasks are completed and closed out in a timely manner.
Interact with tenants regarding maintenance needs where applicable.
Oversee preventive maintenance duties in accordance with the established program.
Understand the operation of the Building Management System as it relates to HVAC.
Assist in developing preventive and scheduled maintenance programs.
Schedule and complete preventive and scheduled maintenance work orders.
Update equipment and building information for the preventive maintenance program in conjunction with the Maintenance Administrator.
Supervise setup of materials for promotions and special events.
Respond to and assign after-hours emergency calls as needed, and return to the property after hours if required.
Perform basic plumbing work, including inspecting, installing, repairing, and replacing pipes, fittings, and plumbing fixtures.
Perform basic electrical work, including inspecting, maintaining, and repairing lighting, wiring, and power circuits.
Perform basic carpentry work, including constructing and repairing walls and partitions, installing and repairing drywall, installing shelving and counters, and repairing doors and door hardware.
Provide key cutting and locksmith services when needed.
Repair and install ceiling tiles and grids.
Perform basic painting duties, including drywall and plaster repair, painting, filling holes and cracks, and wallpaper repair, installation, and replacement.
Perform other related duties as assigned.
