About The Position

The Handyman position is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain all facilities. He/she is responsible for the renovation and repair of the buildings and associated systems and constructing additions thereto, installation of new equipment and repair of existing equipment, maintenance of the grounds, and general custodial care of Argus properties.

Requirements

  • 3+ years of mid to high-level maintenance experience in a commercial and/or residential building setting
  • Knowledge of hand tools and other equipment
  • Knowledge of OSHA safety regulations, fire and life safety
  • Strong judgment skills

  • While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day.
  • The employee must frequently lift and/or move items over 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Maintenance employees must be able to adhere to a flexible work schedule.
  • An on call rotating schedule is posted every week to make certain emergency service is provided 24/7.
  • All maintenance employees must carry their company cellphone with them at all times, so when on call to keep in communication.
  • When on call, maintenance must answer all calls in a timely and efficient manner.
  • Maintenance must always present themselves in a kind, professional way to residents, vendors, contractors and co-workers.
  • Must be able to speak and write effectively, follow instructions
  • Must be open to staff training and development
  • Must have valid NYS Driver’s license
  • Must obtain S95 Fire Drill Conductor certification within six months of hire date
  • Staff members will meet with their supervisor on a daily basis for a briefing on their work and, of course, on an as needed basis in between.

Responsibilities

  • Perform diversified duties to install and/or maintain physical plant, building systems and equipment (i.e., HVAC, boiler)
  • Provide emergency/unscheduled general repair service
  • Perform simple machinist duties and responsibilities (i.e., winter equipment repair).
  • Perform maintenance skills including, but not limited to, mechanical, electrical, pneumatic troubleshooting and repair
  • Read and interpret equipment manuals and work orders to perform required maintenance.
  • Knowledge of space planning, configuration and minor renovation.
  • Diagnose problems, replace or repair parts, test and make necessary adjustments.
  • Perform regular preventive maintenance on physical plant equipment
  • Perform a variety of plumbing maintenance and carpentry functions.
  • Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  • Detect faulty systems operations, defective material and report those and any unusual situations to proper supervision.
  • May assist with detailed floor maintenance when required.
  • Comply with safety regulations and maintain clean and orderly work areas.
  • Respond to emergency needs as required (i.e. floods, snow removal, leaks, power outage, heating problems etc.)
