About The Position

The Groundskeeper is responsible for maintaining the cleanliness and appearance of the community. This includes removing litter and debris, managing trash, assisting with apartment turnovers, ensuring safety standards are met, and interacting positively with residents. The role also involves adhering to company safety policies and promoting a positive image of the property.

Requirements

Prior grounds and porter experience
Satisfactory results of a thorough Criminal History Record Check(s).
Satisfactory results of a Drug Screen Test.

Responsibilities

Inspect the community throughout the day to remove litter, debris, and pet droppings.
Ensure all common areas and amenities are always neat and free of litter.
Remove trash and remaining items from vacant apartments prior to the make-ready process.
Transfer trash to the dumpster or storage area and clean/maintain storage areas.
Complete assigned minor and routine service requests.
Assist the make-ready specialist in the turn process.
Change all locks in accordance with the property’s policy.
Ensure gates to all pool areas are working according to codes and safety standards.
Distribute notices and communications to residents.
Inform appropriate supervisors of any observed hazard or potentially dangerous situation.
Demonstrate customer service skills by treating residents and others with respect.
Answer resident questions and respond sensitively to complaints about maintenance services.
Comply with Capstone’s safety and risk-management policies.
Attend and participate in the property’s routine safety meetings.
Complete required training on OSHA and other safety-related laws and requirements.
Report accidents and incidents promptly and accurately.
Promote a positive image of the apartment community and management company.
