About The Position

Valiant Residential is seeking a Porter/Groundskeeper to maintain landscaping tools and equipment, report grounds issues that require attention from the landscaping vendor, and keep the property’s exterior and common areas clean each day. The role also helps clean make-ready and vacant apartments and supports the maintenance team as needed. The supervisor may assign additional duties.

Requirements

At least one year of full-time related experience.
Strong verbal and written English communication skills for interacting with team members, residents, vendors, and other stakeholders.
Willingness to perform all required tasks.
Knowledge of safe work practices.
Ability to professionally represent the company.
Valid driver’s license and reliable transportation.
Availability for on-call work when necessary or during emergencies, extended hours, and weekends.
Attention to detail and meticulousness.
Ability to organize and prioritize work.
Social skills to interact with residents.
Self-motivated, with the ability to work independently and as part of a team.
High school diploma or equivalent.
Ability to sit, stand, climb, stoop, and remain at a desk for up to eight hours or more if needed.
Ability to walk the property for up to eight hours or more in various weather conditions.
Ability to climb stairs to show properties to prospective tenants.
Ability to lift up to 30 pounds as needed.

Responsibilities

Maintain landscaping tools and equipment, including blowers and pressure washers.
Notify the supervisor about grounds issues to be handled by the landscaping vendor.
Keep the property exterior and common areas clean and up to Valiant Residential’s standards.
Support community functions.
Pick up litter daily; sweep or blow breezeways; and clean areas around dumpsters.
Clean vacant apartments, mail rooms, pool areas, laundry rooms, and other common areas.
Assist with pool maintenance, water plants, and maintain the sprinkler system.
Apply insecticides, fertilizers, and herbicides as needed.
Mow and trim lawns; reseed lawns and replant as needed; stake trees; prune trees and shrubs; and weed lawns and planted areas.
Make drainage corrections and replace breezeway light bulbs.
Assist with distributing notices, make-ready work, and other maintenance work as directed.
Perform additional projects or duties as assigned by the supervisor.
