About The Position

This is an entry-level position responsible for maintaining the grounds and common areas of the property. The Groundskeeper will perform various tasks to ensure the property is clean, safe, and visually appealing. This role involves completing service requests, assisting with painting and pressure washing, pool maintenance, and other assigned duties. The position requires general good health and the ability to perform physical tasks associated with groundskeeping. Flexibility in hours may be required to assist management with various duties.

Requirements

  • General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with grounds-keeping.
  • Personal grooming, dress, and appearance in keeping with normal expectations for maintenance professionals.
  • Ability to assist Community Manager and/or Assistant Manager in all duties, which may include flex hours outside of published office hours.
  • Successful completion of all in-house training programs related to the service level.
  • Must possess valid documentation to establish identity and U.S. employment eligibility.
  • Ability to pass a thorough pre-employment background check and drug screening.

Nice To Haves

  • Some experience in pool care or a pool seminar.
  • Experience in dealing with the general public.
  • High School diploma or GED.
  • Trade school courses in basic HVAC, plumbing, pool care, etc.

Responsibilities

  • Walk exterior of property daily picking up trash, cigarette butts, cans, bottles, and other material.
  • Run the compactor as needed.
  • Empty trashcans at mail house, laundry room, pool area, etc., daily.
  • Regularly clean trash rooms and pressure wash compactor rooms.
  • Maintain, clean, and organize storage areas.
  • Ensure amenities and common areas are clean and free of trash and debris, including gazebos, playgrounds, mail centers, breezeways, and trash/compactor areas.
  • Observe established policies and procedures and follow the prescribed cleaning schedule.
  • Complete service requests as directed by the Service Manager.
  • Log and complete requests on mobile devices.
  • Make Service Manager aware of any concerns noted in apartment homes that may require follow-up.
  • Keep curbs and speed bumps painted neatly.
  • Paint Handrails.
  • Pressure wash porticos, breezeways, sidewalks, trash pads, and all other applicable surfaces.
  • Daily clean and organize pool area and furniture.
  • Test pool water as required by the county inspector.
  • Clean skimmers, vacuum, backwash, add water, and clean pump baskets as needed.
  • Add pool chemicals as directed by Service Manager (if CPO certified).
  • Assist in moving residents' furniture and personal belongings during evictions.
  • Remove trash from apartments after residents have moved out.
  • Use and maintain a back blower to blow streets, parking lots, and breezeways.
  • Check and clean storm drains as needed.
  • Perform occasional duties outside of routine work as assigned by Property or Service Manager.
  • Provide additional services during times of inspections.
  • Deliver resident notices as necessary.
  • Follow and adhere to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
  • Adhere to the handheld telephone policy and ensure the phone is charged and operational daily.
