About The Position

Morguard is seeking a Groundskeeper for their community in Irving, TX. This role involves resolving minor work orders, completing preventative maintenance, and supporting day-to-day onsite operations. The Groundskeeper will maintain the highest standards for the apartment community, assist residents with repairs, and work alongside the Lead Maintenance Technician on routine maintenance and capital improvement projects. This position directly impacts the community and resident well-being.

Requirements

• General knowledge or direct experience of plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electric troubleshooting and repair.
• Previous experience on a garden-style apartment community, including closing work orders and turning apartments.
• Valid Driver’s License and reliable transportation.
• High school graduate; technical school preferred but not required.
• Ability to use onsite golf carts for property tours and inspections.
• Proof of a valid Driver's License in good standing.

Responsibilities

• Accurately assess the root cause of each work order and work to close it out, improving residents' homes.
• Walk the property daily to identify and clear away trash or debris.
• Turn around vacant apartment units and prepare them for new residents.
• Respond to assigned work orders or general maintenance requests in a timely manner.
• Communicate with the Maintenance Supervisor or Property Manager regarding work order progress.
• Assist the Maintenance Supervisor with special projects or property-wide routine maintenance.
• Stay in sync with the company’s and community’s operating and safety policies and procedures.
• Adhere to federal, state, and local laws pertaining to community operation and Fair Housing.
