About The Position

Lutheran Life Villages is seeking a Grounds & Property Operations Supervisor to lead the care, appearance, and day-to-day exterior operations across our communities. This is a hands-on working supervisor role for someone who enjoys being outdoors, takes pride in a job well done, and knows how to bring out the best in a team. This role supervises and works alongside Property Technicians while overseeing groundskeeping, landscaping, seasonal maintenance, equipment, and exterior property needs across LLV’s campuses. From mowing and landscaping to seasonal cleanup and weather response, you’ll help ensure our communities are safe, welcoming, and beautifully maintained!

Requirements

  • High school diploma or GED required.
  • Minimum of 3 years of groundskeeping, landscaping, or related experience.
  • Hands-on experience with mowing, landscaping, planting, pruning, mulching, seasonal cleanup, and routine grounds maintenance.
  • Knowledge of landscaping practices, seasonal operations, and campus beautification.
  • Equipment operation and basic mechanical knowledge.
  • Strong organization, scheduling, and time-management skills.
  • Ability to coordinate work across multiple locations.
  • Effective communication and interpersonal skills.
  • A willingness and ability to perform physically demanding, hands-on outdoor work alongside your team.

Nice To Haves

  • Previous supervisory or team leadership experience preferred.
  • Experience with minor snow removal and salting support preferred.
  • Relevant training or certifications in landscaping, horticulture, equipment operation, facilities management, landscape design, or related areas.

Responsibilities

  • Supervise, train, schedule, and provide direction to Property Technicians.
  • Work alongside the team performing mowing, trimming, planting, mulching, pruning, landscaping, irrigation support, seasonal cleanup, and other grounds maintenance.
  • Establish consistent standards for the appearance, cleanliness, safety, and maintenance of exterior areas across LLV campuses.
  • Promote teamwork, accountability, safety, and continuous improvement.
  • Develop daily, weekly, and seasonal work schedules across multiple campuses.
  • Coordinate staffing and priorities based on weather, seasonal demands, and organizational needs.
  • Keep Property Technicians productively engaged during slower or off-season periods through equipment maintenance, campus projects, Building Services support, snow response, and other appropriate operational work.
  • Identify opportunities to improve labor efficiency and maximize the value of in-house resources.
  • Oversee groundskeeping equipment, vehicles, tools, parts, and supplies.
  • Coordinate equipment maintenance, repairs, replacement, and safe operation.
  • Assist with purchasing materials, supplies, and equipment.
  • Ensure the team has the resources needed to complete work safely and efficiently.
  • Help transition appropriate landscaping and grounds work from outside contractors to LLV’s internal team.
  • Identify work that can be performed effectively in-house.
  • Develop staffing, tools, processes, schedules, and service standards to support self-performing operations.
  • Evaluate efficiency and cost-effectiveness of internal services compared with contracted work.
  • Partner with Property Management, Facility Services, Building Services, and campus leadership to coordinate priorities.
  • Provide labor support during off-season and lower-demand periods.
  • Assist with campus projects, light maintenance, equipment upkeep, minor repairs, and other operational needs.
  • Support weather-related response, including minor snow removal and salting of sidewalks, entrances, and pedestrian areas.
  • Coordinate with contracted vendors for major parking lot snow removal and salting services.
  • Ensure work is performed in accordance with LLV safety policies, OSHA requirements, infection control practices, and established procedures.
  • Identify and address safety hazards, equipment concerns, and property issues.
  • Promote safe equipment operation and working practices throughout the team.
  • Participate in required meetings, coordination sessions, and planning discussions.
  • Support Property Management initiatives.
  • Perform other duties as assigned.
