About The Position

Stream Realty Partners is seeking a Graphic Designer to support high-volume, high-impact marketing design needs in San Antonio. The role builds on foundational design skills and requires experience producing print and digital marketing collateral. The designer will work as a creative partner to internal clients, producing high-quality materials that reflect Stream’s brand and client goals. The role also applies AI tools throughout the creative process—from concept exploration to data visualization—to improve speed, quality, and creative range, and shares effective practices with the team. The designer reports to the Local Strategic Marketing Director and collaborates with brokers and local and national marketing teams. Work includes developing sophisticated marketing collateral, translating property and market data into clear visual materials, managing multiple projects and deadlines, and supporting junior designers. AI-assisted concept development, data presentation, and image enhancement are part of the work, subject to accuracy, disclosure, and image-rights guidelines. Requirements

Bachelor’s degree in Graphic Design, Visual Communications, or a related field.
3–5 years of professional design experience.
Portfolio demonstrating design sophistication, versatility, and strategic thinking.
Experience in a fast-paced, client-driven environment.
Demonstrated use of AI tools to improve design quality or turnaround time; portfolio or interview examples are a plus.
Proficiency in Adobe Creative Suite, especially InDesign, Illustrator, and Photoshop.
Strong attention to detail in layout, typography, and visual hierarchy.
Ability to work efficiently, take direction, and collaborate in a team environment.
Experience preparing print-ready files and working with print vendors.
Strong time-management skills and ability to prioritize tasks effectively.
Customer-service mindset and eagerness to support internal stakeholders.
Familiarity with marketing automation and project management technology platforms.
Proficiency with generative AI design and productivity tools, such as Adobe Firefly, Photoshop Generative Fill, Midjourney, Microsoft Copilot, and ChatGPT or Claude, and ability to judge when AI is appropriate.

Responsibilities

Design and produce marketing collateral, including offering memorandums, pitch books, tour books, presentations, signage, and digital content.
Collaborate with brokers and marketing team members to understand project objectives and strengthen the visual strategy of assignments.
Manage multiple projects, prioritize work, and meet deadlines.
Translate property and market data into visually clear and engaging deliverables.
Perform advanced photo retouching, floor plan edits, and occasional illustration work.
Support junior designers and share design best practices.
Work with local and national marketing teams to maintain Stream brand consistency while allowing creative flexibility for the market.
Create visual assets for events, social campaigns, and corporate branding efforts.
Use generative AI tools to explore concepts, mood boards, layout options, and image treatments, then refine final designs.
Use AI-assisted tools to develop charts, maps, infographics, and first-draft content from property and market data, verifying figures and facts against source data.
Use AI-enhanced imaging, such as virtual staging, sky replacement, or rendering cleanup, in accordance with Stream guidelines for disclosure, accuracy, and image rights.
Build and share reusable AI prompts, workflows, and tips with junior designers.
